I was a mortgage holder with Homecomings Financials. Had experienced a major thief and loss of a business. Even though the employees were charged with a felony it did not get my money back. This caused me to get behind on my home mortgage and file a bankruptcy. It was a 7 so the personal liability of this loan was discharged personally from this debt. It was before the bankruptcy laws also.

I attempted for 7 months to contact and set up a reinstatement agreement to keep the home.

Calling Homecomings and using the numbers they provided is not a workable situation. You must fax them once you get the name of the contact. When reaching Homecomings it is common for them to give you a recording that says they will get back with you. They don't'! They also are known for their FULL VOICE mails. Once you enter in your account number you get redirected to recordings that don't let you speak to anyone. Be AWARE! This is a delay technique. All to get more interest, more money, and more control. You must take charge of this debt if you want to safe your home. You must know how to deal with the ins and outs of how to communicate and use those tools to communicate to protect yourself and your home.

I live in Wisconsin. The foreclosure sale was proceeding and they would not give me a written payoff. Even after requesting it in writing from the attorney they said by phone they did not have to provide a payoff. That is of course not true.

Just providing Homecomings with money and not notifying the appropriate channels of the payoff will not stop the foreclosure Sale. They plan on that. You must know how to turn the money over for verification. You must understand your rights and pursue them. Counting on them to do the right things is no a solutions. They prove this time and time again. Whey you go through a bankruptcy and you are discharged of the personal debt they may not even notify you of the foreclosure sale. They did not notify me three different dates in a row. Be AWARE!

You must communciate in writing to the right party and in the write way. If you do it right you can save your home and save lots of Money. I would be happy to help any one who is interested in knowing what is the right way. Each situation is different and depending where you are in the processes I can provided experience and knowleadge that can arm you in successful concluding your financial situation. They have many tricks and they are making large sums of money on people like you and me who are trusting and unknowing. Arm yourself with knowledge. You will be better off for it.

Even if you are not looking to remain in your home this information will assist you to move forward in a more positive way. You may also be able to pull money out of the home. You have to protect yourself against the credit problems that will follow because Homecomings will not report correctly after the fact. Even after payment is received in full, unless you communicate in a effective way.
