  In 2005 my mother Veola W. Stroud was diagnosed with Denmentia, in 2008 she received a reverse morgage from James B. Nutter, no one in the family was aware of the loan. My mother passsed away June 13, 2015. James B. Nutter and I agreed on a short sale of the house. I thought ever thing was ok, until they sent an appraisal out several weeks ago. The investor had the house on the market for $42,000.00 thousands dollars, not one person was interested or contacted the investor. shortly after after that they sent their own appraisal to the home. The appraisal personally told me the house needed major repairs, he also stated that information in his notes, but someway, somehow, James B. Nutter have the house listed for $50,000.00 dollars. The investor told me there is no way the Bank will lend him $50,00.00 dollars to purchase the house. I was willing to sell the house until James B. Nutter decided to do a fraudulent appraisal, the picture listed on the appraisal are not accurate, some were taken I am guessing when she got the loan the house does not look any where near the pictures listed on the appraisal. The basement, windows are broken, plumbling, electrical, and painting. The average house listed in this area is about $30,000.00 dollars in decent condition. This house needs at least 35,000.00 dollars in repairs. The FHA will not lend the  money because of the condition. My mother was set for life, everything was paid for she didn`t have to get a loan, it`s unfortunate things like this happen all the time, Elderly people don`t have a chance most are diagnosed with some type of disease like dementia and taken advange of. So now James B. Nutter is tryting to Foreclose on the house they knew this all along when they told me I can get a buyer for the home. Something needs to be done about James B. Nutter the fraudulent activity or should I say lies that were presented to me were not business like, companies like James B. Nutter needs to be put on notice. I`m seeking help for my deceased mother and all of the elderly men and women have been taken advantage of in the past, present, and the future. I have medical records stating my mother was not competent during the time she got this loan, how could she be, couldn`t distinguish from day to the next. My prayer is that somethng is done about this ASAP.

    On December 1st 2015 James B. Nutter have the property listed for $38, 000.00 in Febuary I located a buyer they were going to list the property for $25,000.00 but James B. Nutter stated it should be more than $25,000.00 so the investor had it listed for $42,000.00 for six weeks not one person was interested because the property was not worth the money. James B. Nutter sent an appraisal out he listed the property for $50,000.00 the investor stated how so if you had the property listed for $38,000.00 in December how can you increase the price $12,000.00? The appraisal stated in his notes the property needs major repairs. he stated $7,000.00 but it`s more like 35,000.00 for bring in up to FHA standards. The investor had this to say to James B. Nutter see details below.

I have looked at the appraisal and for the life of me I'm trying to figure out how it came back at 53,000.  Looking at his comments he clearly stated how bad of condition the property is.  The property that he used as a comp of 60,000 is renovated.  He has the subject property 7,000.00 less and it's in need of major repairs.  The other comps have been on the market for days and this property will not go fha in the standard condition. Please advise on what we can do to move the property at less than the 50,350.00.  Your assistance with this matter is greatly appreciated.

Did you have POA over your mother's affairs??? Then you are out of luck - you short sell a home and said house was not worth that much. SO unless you can prove fraud in a court of law you are out of luck.
