For the past several years James Smith has been an independent speaker teaching real estate investing strategies on behalf of 3rd party investor education companies such as National Real Estate Institute (NRI), National Real Estate Academy (NREA), Millionaires in Training (MIT), Net Marketing Alliance, and other similar companies. James Smith realizes now that this was a big mistake, for himself and more importantly many of their students/customers.

For years students have bought into James Smith's irreverent but engaging presentation style and were attracted to his genuine caring for each student and his unique philosophy of giving back to others through success in real estate. Unfortunately, the companies he spoke for didn't share his commitment to the student nor to customer service and it started to show. Rip-off Report received complaints from students over the last 3 years. Rip-off Report has investigated each of these reports and found that the majority of these complaints were related to customer service issues which James did not directly control. In fact, Rip-Off Report discovered that James Smith had no ownership in any of these companies. Although James spoke for these companies as a contractor, he did not control staffing decisions, product quality, customer service policies, refund policies, nor any other control mechanism to ensure customer service for his students. It was a very frustrating situation for him.

In March of 2008, James took the situation into his own hands. He formed a new company under his ownership and hired CEO (Aaron Osmond) from the Technology Training industry with over 10 years of proven experience in improving customer service at WordPerfect, Novell, and Microsoft's training businesses. In addition, James hired COO (Kim Ferguson) with over 20 years of experience in seminar and event operations to ensure that highest possible quality training experience for his students. James now has direct control of all company staffing, customer service, sales policies, and procedures. In addition, James has formed a new volunteer Customer Advisory Council to represent his students and hold the company accountable for issues and concerns. ===================== James Smith, National Real Estate Investors RIPPED ME OFF for $600K!!! Overpriced seminars and sales pitches for products. Draper Utah

I saw James Smith at a Learning Annex event in San Diego 2 years ago, and I was extremely impressed -- he seemed so down to earth and sincere. I immediately signed up for his 3-Day seminar plus coaching for $6000. Of course, at the 3-Day seminar they were pushing their upsell "Platinum" program, for $20,000+. This program included 3 more seminars (Foreclosure, Commercial, and the famous "M5"). Since I to jump start my Real Estate career, I signed up for that. as well. I was on the road to success, or so I thought.

At the 3-Day intro seminar, in addition to the Platinum up-sell, they had a "special offer", which was the "first time" it was allowed to be presented to an introductory group because it was so safe. The presentation was by Darel Snyder of PSI Group, a good friend of James Smith, and he was selling Phoenix condos. It sounded like a very good deal, so I bought one. That was at the height of the market, just before Phoenix hit the tubes. Besides selling me the condo at the wrong time in the wrong place, they got me in with the wrong financing, so after the first 2 years of guaranteed rents and Negative amortization loan, the condo will now have a negative cash flow of $1000 PER MONTH, which I can't afford. I may lose the condo and my credit if I can't hold on. The market is so slow there that "nothing is selling".

The seminars presented useful information, although greatly overpriced. I met a lot of nice and sincere people there. And there wasn't a lot more of the upsell until I got to the M5 event. The M5 is quite a show. It's 5 intense days of Real Estate, covering a wide range of topics. About half of the information is good information on different aspects of Real Estate, while the other half is primarily sales pitches from different companies, similar to what you might get at a bad Real Estate Investment Club, only on steroids. I made the mistake of buying another product that sounded really great -- oil wells. Well, I'm still waiting for the wells to start pumping oil and pay me a year and a half later.

The worst part of the program is the coaching. They really push the coaching, but my experience with 4 coaches was very negative until the last one, who was pretty good. It's an extremely mixed bag. But the worst part was that 2 of the coaches got me into very bad investments. One of them was my first investment on my own, and I bought a house in our local market, hoping to get some good advice from the coach to steer me through it, but he gave me hardly any advice except for "I think you should do this because you're going to learn so much from it!" Well, he was right about that -- I learned how to lose money in Real Estate. I thought that's what I was paying them to help me avoid. If I wanted to just learn from my own mistakes, I don't need to pay them $40K to help me do that.

Another coach got me into a land development deal in -- where else -- Utah. (I don't know why it is that Utah seems to be the scam capital of the U.S.). I invested a very large sum of money in that with promises of a quick return of my capital and a payoff of 2-3 times the initial investment over a period of time. Needless to say, the profits never came, and I'm still waiting for the return of my initial investment.

As if I hadn't had enough problems, they called me to upsell me to their "Success Team", which would make up for all the problems of the past and really get things moving. This was before everything had completely gone bad and I had lost total faith in the company, and I wanted to get things going, so I put out another $15K for another package that included coaching with the "advanced coaches", an asset protection kit, and attendance of 2 more M5 conferences. Wow -- what a deal.

That turned out to be pretty worthless, and we never went to the additional M5's because we were so disgusted with the company by that time that we wouldn't buy anything from them. We filed a complaint on that one and got a little money back. When we talked to the BBB and consumer affairs about them, we were told that they had lots of other complaints against this group already.

Please don't waste your money with this organization. I lost over $600K through investments with NRI, and spend $40K on their "training", and I can say that it's EXTREMELY OVERPRICED and DANGEROUS TO YOUR FINANCIAL HEALTH. Stay away. There are other ways to get the same and better information far cheaper, and there won't be the upsell to other products and "deals".
