JayPee Bailey is a master con artist and scammer posing as a contractor/roofer in the greater Dallas area, BEWARE!!!

I wish I would have found this prior to ever meeting this guy.

A little bit of background:

When the hail storms came through earlier this year it damaged both roofs of our houses, ouy rental house in Savannah and our residence in Garland. The Insurance was covering the Garland house but we had to pay out of pocket for the rental house.

OK, so this all started with the rental house that my wife and I own that we were trying to get ready to sell and had just been through a hail storm. We met with Mr. Bailey and his wife (Susan) in early June to discuss what repairs needed to be done to the house to make it ready to sell. It was also communicated to him that we did not have the money to make these repairs and would he be willing to make them for us and then allow us to pay him after closing. He agreed. A few days later we met Mr. Bailey and Susan at the rental house to create a list of repairs. While my wife and I were stressed by what we saw, he assured us that this is no big deal. “I have seen worse, we can finish this in 10 days to 2 weeks”, he said.

Our next meeting took place on June 16th (the day after the tenants moved out) with myself, and my wife, and Mr. Bailey and his wife. That evening we outlined all the work to be completed, and the couple again agreed to extent us the credit to accomplish all the work and then pay at closing.

-          Paint Interior of house ($2600)

-          Touch up paint the exterior trim (no charge, included in ext paint quote)

-          Repair front door by securing the glass into place (no charge, included in paint)

-          Repair holes in walls (no charge, including with paint)

-          Replace two interior doors (no charge, included with paint)

-          Install new microwave (no charge)

-          Fix gap between counter and backsplash in the kitchen (no charge, included with paint)

-          Install lighting (no charge for the 2 ceiling lights)

-          Repair sink cabinet base in kitchen (no charge)

-          Deep cleaning ($200)

-          Power washing ($100)

-          Install new garage door (at cost, TBD)

-          Replace carpet in master closets (at cost, TBD)

-          New roof (quoted $7700)

 

Let the crap show begin! The painters showed up a few days later to begin. I was there to greet them. I stayed for a while and watched as they started to tape everything off. The next day they came back to finish taping off. After a phone call from the painter I was told that they would not be able to make it back because they had another job to do. The painter showed up 4 days later to start painting. At the end of that day we get a phone call from the painter stating that while they were trying to secure the glass to the front door they broke one of the two sheets of glass. He tells me that he would fix it. They were supposed to finish the painting the next day, but called to say that they would come back in a few days to complete. Which they did, 3 days later.

My wife and I went to sign off on the paint the following day. That is when we discovered that this professional painter painted latex on top of oil on all of the trim, baseboards, crown molding, doors, and window sills. Now for those of you who do not know, you cannot paint latex on top of oil, it will not stick. Which is exactly what happened. The paint started to peel in many different spots. We had another painter from Sherwin Williams come out to look at it. He quoted us $800 to repair this issue. When we contacted Mr. Bailey he said he would not repair it and that the new home owner would not notice it. Wow. We expressed our concern but it fell on deaf ears. We then gave him the other items that the painter needed to come back and fix. Which he did agree to (but not the latex paint issue). The painter showed up a few days later to do the repairs which we then did sign off on. We were now almost 3 weeks into a project my wife and I were told would only take 10 days to 2 weeks to do.

My wife and I called Mr. Bailey to express our concern about how slow the project was moving. He got very defensive and told us that he had other projects that were more important. The next day I had to pay the mortgage on the rental house and the utilities.

On we go. We discussed with Mr. Bailey the next step. He suggested getting the deep cleaning and power washing. After a few days of not hearing from him we called to ask about the cleaning and power washing. He said they would be out tomorrow; we heard that a lot. So my wife and I decided to go out there 2 days later to see what was done. We called him when we got to the house, and he told us that they did a great job and that everything looks great. BULLSHIT, we were in the house looking at it and everything was just like it was 3 weeks ago. Filthy; the floors, the appliances, the bathrooms, windows, siding, all disgusting. Now we are starting to see his true colors, he is a scheister and a flat out liar. We called him back to tell him that nothing was done, the house was not cleaned, the microwave is still sitting on the floor and was not installed and the outside did not get power washed. He then tells us he will send the same crew out again. In the meantime we are supposed to pick out the carpet from Home depot and send Mr. Bailey and his wife the skew numbers. We then tell him that we need to put new carpet in the secondary bedroom and the master bedroom because of damage. He tells us to pick out those carpets as well and send them the sku’s from all the selections and let them know which carpet selection goes in which room. A few days later we get an email with an unpaid invoice from Home Depot. As we were reading the invoice we noticed that not only did Mr. Bailey not have a line item for the two bedrooms but that he also did not go with our selection of carpet, but instead chose the builder grade beige.

The next day we went got an email from Mr. Bailey and his wife saying that they were done extending us credit and that we owed them the money. We decided to go by the rental house that day to make sure that everything did get done that he billed us for on the invoice. Upon arrival and inspection we quickly noticed that he had not done anything else.

No Carpet, No deep cleaning, no power washing, no microwave installation, no fixing the kitchen cabinet, and no garage door. In fact the only item completed from the list was the painting which was completed over 2 weeks ago.

We tried to contact Mr. Bailey and his wife, but they never responded to us again. They did not respond to any phone calls, texts or emails. At this point we were left out to dry. And we were now in August with another mortgage to pay not to mention a month beyond the projected completion date.

We went by Home Depot to check on the carpet order only to find out that Home Depot only did a site measure and that the carpet was never paid for and that no installation date was ever scheduled. At this point we knew we had to do the rest without him.

We ended going to iFloors and spending $2100 to get the carpet put in. We then contacted OverHead Company to get a new garage door, hired a cleaning crew and handy man. Once we took over we got all this work done in guess what, 10 DAYS!!

Now we are only left with the roof. Believe me we are definitely not going to use JayPee Bailey, JP Bailey, Jan Prinsloo Bailey, Guardian Roofing, Bailey and Associates or whatever other name he goes by. We just cannot trust this man.

We found a roofer that was willing to do the job when we had a contract on the house and a week prior to closing.

We finally listed the house a month and a half after we were supposed to. Good news is we got an offer the very first day, and this ended up being the person we eventually closed with. The new roofer was absolutely great, and did just as they promised and got the roof replaced the week before closing. At closing we did as we promised and paid the new roofer.

Now comes some more good stuff. We had not heard from Mr. Bailey and his wife for about a month and a half, when out of the blue we get a phone call which we did not answer. They left us a voicemail stating that we owed them the entire amount of the invoice and that they were going to sue us.

They have now turned into stalkers going so far as to go to our old rental house and harassing the new owner. He has also resorted to harassing the Title Company and the Real Estate Agent. I should have known. The first time we met all he could talk about was the persecution he suffered as a white man in South Africa. According to him he immigrated to the US because of the inequalities he suffered and now sees the same thing happening here. We later find out that he and his father have allegedly committed many more scams on many different people. We also find that he lives at 2316 White Road. That did not mean anything to us at first but upon further research we learn that the numbers 2316 are symbolic for WP or “White Power”. Not to mention that he lives on white road. Wow. Put all this together with his ranting about the blacks of South Africa and you start to see a pattern. It could be coincidence. But I doubt it.

Here is the Truth

Jeff and Marla Grant who live at 602 Glen Canyon Dr, Garland Texas 75040 hired us to do a roof replacement on their Garland property. They were so impressed with the free upgrades, quality of our work and manner in which our company did the job that they hired us to do work on their second house (We have signed agreements on everything).

The second house they owned was previously occupied by Marla before she and Jeff married according to the story they told us. This property was leased and we had to wait for the occupants to leave before we could start the job. We were promised the second roof replacement to be done and we agreed to do it as well as all the "make ready work" and be paid at closing.

We did all the work that our signed agreement called for except, the second roof. Jeff and Marla stopped answering their phones and emails completely after we finished all the "make ready work of $4,331.17", OUR COST with no profit added.  This included painting the whole inside of the house, moving doors, repairs.  We realized there was a problem here

We then  filled a lien on the property located at 1637 Spannish Moss way 76227 on August 1st 2016. Jeff and Marla "claimed" that they had NO MONEY and because they were so poor (while driving $40 000 plus vehicles) and living in a $300 000 house in Garland, they claimed their Aubrey house will be forclosed on if we did not get the job done immediatly (even though they paid ZERO down) and we helped these "poor people" without adding overhead and profit with the promise of the second roof to be done the week before closing. We finished the entire make ready job within 3 weeks or so.

Jeff claims to be an engineer from Germany as well as a Karate instructor, so he might think that intimidates people and we will be "too afraid of him to pursue him for our losses" and his wife Marla claims she cannot work due to an accident she had that has caused her to be dependant on massive amounts of presciption drugs that results in her not being able to function as a normal person. If I was a racist, as Jeff claims,  (apparently according to Jeff all South African whites are racists), why would we help people that are themselves in a mixed race marriage. It is pretty sad to think that we helped these people and now they try to slander our good name and reputation and stoop to insults, and lies just because we expect them to pay their bills.

The Title company SETTLED WITH US IMMEDIATELY for their part of $4,300. Ask yourself, why would a title company pay us IMMEDIATELY $4,300, because Jeff and Marla lied to them in their affidavits that there were no liens on the property, and the title company missed the lien from Denton county.  Anyone who has ever closed on a real estate property knows that you must disclose any and all liens outstanding on the property.  The real estate agent and her broker must have known full well that we fixed the absolute crap house up to standard so it could sell as there was some back and forth regarding "staging" the house after we painted the house.  The realtors also ignored that fact, knowing we were going to be stiffed, but we will let that go because the Title company did pay us. So our claim against Jeff and Marla is for the fact that they lied to us, tried to steal from us and never had any intention of giving us any work beyond the Garland house, they are just that type of people. We send them a registered letter, email and tried to call BEFORE we filled a suit, Jeff and Marla chose to ignore us and now a Judge will decide.

Jeff and Marla have been sued by us for

a) trying to con us into doing all their "make ready work" on the promise of the future jobs that would actually have been somewhat profitable, but their Aubrey house is only about 25 sqrs so even with it, we helped these guys more than they helped us.

B) Marla referred us to neighbours after we completed the Garland house and told us personally how GREAT her house looks and she claims to be an interior designer.

C) Both Jeff and Marla signed a document stating that they were 100% satisfied with the work and then even tried to refer us.

The problem came when Jeff and Marla thought they could just steal our money that we spent on their Aubrey house to make it ready for sale (our cost was $4,300). We learned this when we went by the Aubrey house only to find a new owner who could not thtnk us enough and praised our quality of work.

 

We know that Jeff and Marla must be very upset that we did not allow them to steal from us, but in the state of Texas you cannot steal from contractors

 

There is a pending lawsuit against both Jeff and Marla Grant and they will also have to explain to a judge in Denton County

Case number: 516-0129J5

 

The outcome of this case will not be good for Jeff and Marla as we will now file a defamation case against them as well.

 

If you are a contractor, you should NOT do work for these people as these are very dishonest people that really should be ashamed of themself and the way that they conduct their business.
