To Whom It May Concern I am having a problem with a rental company out of Killeen Texas called (JWC) Jim Wright Company

On June 25 2014, I put in a Maintenance service requeston my rental house due to toilet back up problemS,

 

I explained, at that time to JWC, that FECES was coming up out of my SINKS and SHOWERS AND BATH TUBS, (as shown in attachments)

 Jwc’s     (AHS) vender gave me and appointment for Maintenance to come to my house on the 28th of July     2014 three days later???   

 

I told JWC’s vender, that it could not wait that long, this clearly, was an EMERGENCY

 I was     told by JWC’s vender (plumber), that they were booked and could not make it     to my home for several days,   

I went     back and forth for two days with JWC’s vender     to get them to come out and fix the Plumbing issues,

   

 At one point I was     told that the owner of the home, was the plumber, to no avail jwc did not take the plumbing problem as a high priority,

On June 27th 8am I came home to find that the toilet had Erupted, there was FECES everywhere, it went through the walls of the house

  FROM my master bath room, through to the kitchen the MASTER BEDROOM, and WALK IN CLOSET was SOAKED,

 

My OAK BEDROOM FURNITURE and other belongings, stayed in water from the 27th until the 28th

To top it off, my backyard was filled up with water, it went through the walls of the master bedroom and closet through to the back yard.

 

This is the conversation I had with jwc through there portal

In reference to the toilet erupting on the 27th of July 2014

        

Work   Order #42277Kimberly Small   The tech will not be able to come to the property until 1 and 4 pm it is 8am   now, the carpet and through out the house and yard is flooded.. on the 24th I   contacted jwc I explained that there was feces in my tub and shower I also   noted that the toilets where clogged I also told jwc that the sinks were   leaking water, through the pipes, I would think that this would be of high   priorty, no baths no personal hygiene or toiletries for 2 days now flooding   throught out I have to sit here for 5 hours with my furniture and belongings   soaked on top of this a high water bill ? JWC finally sent someone to my resident on the 27th to unclog the camoel,

 On June 28th the clean- up crew came, a day and a half the house was water logged with feces,

 

 Mind, you feces was in my toilet and also coming out of the tubs and showers, from the 25th of June until the 27th 2014

 

 I had to stay with a friend for four days, until this company came out, and did the maintenance repairs and clean up, for this rental.

 The cleanup consisted of 3 large fans and an evaporator to dry up the carpet and the floor,

 

These items were plugged into my outlet using my electricity for 10 straight days

I was told by the cleaning crew, to let the fans blow, to dry out the soaked area because the carpet and the floors could mildew and also if the machines were turned off it could mess up my furniture

 

This company came on Friday June/28/2014 for a whole day and a half this rental was water logged,

The carpet cleaning venders had orders to contact me by phone on July/1/2014 when they were going to come back to finish the job, this company did not call or show up!

This problem was suppose, to be fixed on the 27th of June,

 jwc sent plumbers again to my residents July 2nd 2014 the same day this time.

The problem is, Jwc carpet shampooers stated they had been trying to contact me by phone and also showed up at my residence to no avail could not get in to finish the job,

How is it that the plumbers on the 2nd of July got into my residence to unclog my camole if these venders had been trying since the 1st of July.

 

 

I went out of town to Florida on the 8th leaving a friend as the point of contact to open the doors for the carpet shampooers to finish the job and retrieve their items,

 

 This company did not call or show back up until July 8 2014

They shampooed the carpet in the master bedroom closet but did not do the carpet in the master bedroom, before they left,

 

I got back in town on the 18th of July 2014 and found the carpet was not finished, I contacted jwc once again to inquire about the botched carpet clean up

TO ADD INSULT TO INJURY, THE CARPET SHAMPOOERS CLAIMED THAT THEY CAME TO MY HOUSE,  AND SMELLED CANIBUS, (REALLY) THIS COMPANY COVERED UP, THAT THEY HAD LEFT EQUIPMENT AT MY HOUSE FOR ALMOST 2 WEEKS,WHEN THIS COMPANY CAME TO MY HOME, WHY DID THEY NOT FINISH THE CLEAN UP.

This company lied to cover up, that they had left their equipment running in my home for almost two weeks,

They never called my phone, to notify me they were coming, and they never showed up until after the 8th

When this company did come back, they came to retrieve only the equipment and to do a quick job on my closet in the master bedroom.

 

August 1st2014 I signed on to JWC’S portal (the portal is where you can view your account and pay your rent online through JWC rentals,) online

This is when I noticed that the Rent due for August was 1295.00

 

The rental property monthly is 1195.00, the only way I could pay online through the portal was to pay the full balance of 1295.00

 

JWC MADE IT IMPOSSIBLE TO PAY THE RENT ONLINE through the portal UNLESS I PAID THE EXTRA 100.00

 

I contacted JWC on the 1st of august 2014 inquiring about the extra charge of 100.00 dollars, this is when I found out where the  charge came from, when the clean- up crew came to my house, per say  several times and no one opened the door,

 I was being billed for part of the clean-up,

To add insult to injury JWC charges me 100.00 dollars, for

 part of the cleanup that too this day is not finished.

If JWC would have acted upon my maintenance request on the 25th the toilet would not have erupted on the 27th,

 I am a renter of this property, I am not the home owner.

 

I was told by JWC’s vender that the plumbing issues are coming from the cities problems,

the city stated that the plumbing problem came from the home to contact the home owner.

I should not be charged for something I have no control over,

 

The carpet shampooers came to my house July 28 2014 and did not return until Aug 8 2014 and they did not finish the job, No call, no show, this is October 4th 2014 to this day the carpet shampoo in the master bed room was never completed!

 

This property has a bad plumbing problem, and the city, or the rental agency, is not taking responsibility for it and neither am I!

They advised there is a solid stoppage and they will be contacting   the city to clear the line at that point. I will be ETO to inform that a   water extraction is needed. Amber with Hartman advised she has contacted the   city of Killeen and the solid stoppage on the city side will be taken care of   by 3pm today. Called tenant 3 x's and no answer no way to leave a voicemail.   Trying to reach tenant to see if she would be home so that I could schedule a   water extraction. Will continue trying to call the tenant. Called the tenant   back at 2:19 pm and she advised that someone will be home for the water   extraction to be done. 06/27/2014 DLB

I did my part when I contacted JWC about the emergency plumbing issues, they took their time, leaving feces in my showers and tubs for several days,

 

This is, not the first time I have had problems with the plumbing in this unit.

No one wants to take owner ship of my excessive water and electric bill

My water bill doubled, my electricity bill doubled too due to the companies, heavy duty fans and equipment running nonstop for 11 days.

I contacted JWC on August 3rd 2014 to let them know that I had closed out my bank, and opened up a new account,

 

 Too make a long story short, my direct deposited checks went to a closed account,

 

I told JWC… … I was out of town again and that I will send money as soon as it posted in my new account,

 

I explained, to JWC’s representative that I had 400.00 that I would send to them over-night express out of the 1195.00 due

 

I was told by JWC’s representative that, that would be fine, just to send in the payment for my rent as soon as it posted in my account,

 From Florida I over knighted JWC a money order for 400.00 dollars the first week of august 2014

In the memo on the money order, I put for rental payment only

 

I was told by JWC’S representative… that it would be ok,

TO send the rest as soon as it posted in my account” The next day (knowing I was in Florida, this company posted a 3 day eviction notice on my door.

A friend drove by the first week of aug and saw it hanging on my door.

(JWC KNEW I WAS OUT OF TOWN, WHY WOULD THEY POST THAT ON MY DOOR?)

This was not told to me, when I spoke with a representative on the 3rd of august why would you post and eviction notice on my door THE NEXT DAY knowing I was out of town (notifying anyone going by that I was not on the premises,

 

 The following week, I still had not received my bank deposit into my new account so I took out a loan for 400.00 on the 14th

 

I got a money order from bank of America for 400.00 and sent it overnight express to JWC, I then called their representative and explained that I had over knighted 400.00 more, totaling

800.00 

 

On the 28TH OF August, I overnight expressed two personal checks to jwc totaling 1700.00

ONE for 500.00 dollars covering the rest of August rent and late charges, and a 100.00 for the late fees,

I wrote a personal check for 1,200.00 dollars for the full month of September

 

THIS COMPANY NEVER MENTIONED THAT I WAS UNDER EVICTION, THEY JUST TOLD Me, IT WAS OK AND TO GET THE REST OF THE MONEY IN AS SOON AS I RECEIVED IT!

I DID NOT KNOW NOTHING ABOUT A COURT HEARING, I WAS NOT RECEIVING MY MAIL DUE TO MY LOCATION. Jwc took me to court knowing I would not be there, they beat me by Default,?????

Spoke with leasing supervisor, on September 30 2014

I tried to get and understanding with this company jwc

 

Please listen to the Attachment, I recorded a conversation with the leasing supervisor,

This company should be put out of business, for how they treat their tenant’s every issue that comes up, jwc tries to get more and more money from you.

 On the 30th of sept I told leasing supervisor(in the voice recording), that I would be moving out due to how I was being treated, I am refusing to pay a portion of a bill, that was never finished and had nothing to do with me,

This company took me to court without my knowledge, they knew from prior conversations that I was out of town,

Beating me by default, charging me almost and extra 1000.00 for late charges and other fees

Listen to the voice recording, it speaks for it self when I called jwc, explained at that time I would be moving, this company is nasty, and they were not going to beat me out of any more money.

When keeping jwc posted on payments, the company underhandedly made me think they were working with me when all along they were looking for more reasons to get more money from me,

 

I was told at that time by the leasing supervisor to go online to the portal and put it in writing,

When I went to access the portal, lol this company jwc had denied me access!

They charged me almost 1000.00 for the month of august in fee’s,

I have decided to give jwc their rental back, I Refuse to rent from a company who does not look out for their tenants well-being,

 

or their home owners who lease, their property to this company JWC….

As I write this letter jwc is continually charging me

I would sooner file bankrupsy then to give this company another dime.

This is a courtesy email to inform you that you have a outstanding balance owed of $117.50 that is a result of a late fee that you asessed back in April 2013 for $119.50. You have been paying the amount of your rent but have not paid additional to cover that late fee cost.

Being our policy if first in first out, the payment that you made in May went towards that late fee from April and the remaining amount rent towards your rent which has caused your rent payment to be short every month. I have attached a copy of your tenant ledger for review. Please remit balance due as soon as possible to avoid additional charges being applied for rent not being paid in full.

With all the charges, slow compliance, to high priority plumbing issues JWC rentals was throwing at me, I refused to rent from them another day!

A notice to vacate was attached to my front door for October 9 2014, By midnight,

I am being charged for the whole month of October, though

I finally got access again to the portal, put in my notice to vacate.

  1. PRIOR TO VACATING, YOU MUST give a MINIMUM of THIRTY (30) DAYS ADVANCE WRITTEN NOTICE TO TERMINATE the lease agreement for MILITARY CLAUSE and an OFFICIAL COPY OF MILITAY ORDERS MUST accompany the NOTICE to VACATE

 

  1. .JWC put a note on my door, given me until midnight Friday the 10th of October 2014 to get the rest of my things out of the home,
