The Kenyon's Landing Mobile home park is located in Weedsport, NY. My Girlfriend and I were sold a trailer buy one of the employees of the park. We were told that out of our original down payment of $2,000 dollars that we would have repairs done to our home by the seller of our home. Not only was nothing EVER completed but the seller and the owner of the park never met any needs. In the 6 months we have lived here, our house has almost caught fire do to unfit wiring, my windows are broke, my sink leaks, all these things are just SOME of the things we were told would be fixed.

I am rarely speechless,but this was the craziest thing I ever saw.I am Tina Fietta.I still am happy to say I am the owner of Kenyon Landing.This community is defined by its residents.We have approximatly 200 people living here,and we have a mix of hardworking people.Some single parents .Young familys,seinors,students,professionals,musicians,and even people who have recieved recognition for outstanding volunteerism.This community is made up of some of the nicest caring people around.While sites that give you a chace to have a voice on things,I find the sort of thing I just read a slap in the face to our residents .I take the job of running a community very serious.While we have had our share of growing pains.I think this community is running better than most companys around.The residents here have access to me 24/7.Most of the time I am hearing from someone who wants to be helpful,or is genuinely concerned.If there is no value to what you are writing, don't.If you do not have the facts,you should not write anything.For the record,our rent increases are very carefully thought out.Our goal is to keep money in the pockets of the residents. All our income is accounted for.Everyone in the park knows me fairly well,and probably got a good laugh out of these comments.The residents at Kenyon Landing are a good group.Owning a park can be tough, but, at the end of the day,I have enjoyed and learned a lot here.

Tina Fietta {Olmstead} (previous* owner of Kenyons Landing) is an unethical buisness owner

     I came across this article and wish to clear some things up about this Tina Fietta {Olmstead}. Her practices in real estate are unethical and morally unfit to say the least. Kenyon's landing IS for the sake of argument, a Beautiful place to live, that is if you are on the route 5 & 20 side of the park. Other than that - The PREVIOUS owner Tina Fietta now Tina Olmstead should not be allowed in Real estate.

     Let's begin with Mike's problem. When Mike moved into the park, it was his first time buying a home of his own. He knew the park, it was close to CCC and several of his close friends lived near by.

     When he and his then girlfriend first went to the park to inquire about possibly purchasing a trailer, they were approached by James or "jimmy" Leschak. "Park Maintenance" He had access to the office of the park and contact with Tina the entire time of the purchasing agreement. Needless to say, This young man was taken advantage of by the park management and Mr. Leschak.

     Mike was told that the $2,000 dollars that he had given to Jimmy would secure him the following;

     2 Months lot rent.
     the first house payment
     and all damages and issues with home repaired ASAP
                  
                   No kitchen counters or cabinets
                   New sheet rock
                   broken windows replaced.


    To make a long story short, Jimmy after 2 months of Mike inquiring about his repairs, drove mike out to lowes (drinking the entire way) purchased a few things that he said he would. dropped mike off and then waited 2 more weeks before doing the following repairs.

     No other repairs were ever done unless Mike spent his own money and did them himself. He refused to pay tina and the park money until repairs were complete.

     Tina Has now left the park because it was found out that she was adding a 5 Dollar increase to lot rent and pocketing the money. I also know for a fact as Park management she was engaged in several personal affairs with tenants of the  park. Every thing from drug use and or sales to literal relationships.

     Dont know too much about the trailer park she works at now, but I know the name.. Rolling Hills. Be cautious of this woman and her business practices.

Kenyon Landing is great place

 I looked into buying a mobile home in kenyon landing at two separate times. Once was 5 years ago and then last year both times I was treated fairly by the people I was dealing with. The first time I looked I was not impressed with the over all look and feel and did state that to I think who was the owner (Tina or Tammy) can not remember to be honest. She did sate that they were in the process of cleaning up and making the park more towards family. She also pointed changes that were made and being made at that time. I did not buy a home at that time since we could not come to a meeting of the minds on the sale price. It happens no biggie. Last year again I went to go look a home in the park and noticed a very big difference. It was brighter,cleaner,neat. But the biggest change were the people living there. They had pride in there park and is shows. Once again I was not able to purchase a home in the park because the home I was coming to see had a offer on it already. Management did take the time with me to explain that they did try to call me and let me know a offer was placed. My fault since I had phone turned off and did not receive message. They also showed me others that were available in the price and locations that they knew I was looking for. I did not see what I liked, but pointed out others that would fit me also. Since then they do call to see if I have purchased a place yet and if not they let me know if anything new is available and to do a take a look and if want more info or to see inside to just call or stop in the office. Kenyon Landing and it's owners are well informed and know what they are doing and what they want to see in the park and are working very hard to see it happen.

Mike's experience at Kenyon Landing

As the owner ,while out of town I learned that an emplyee did sell his home to Mike.After alot of he said she said and no contract.I fired the employee.We tried to help Mike . With that said let me give some advise to anyone buying a mobile home.A home purchase is by NYS law is between the home owner and the purchaser.The contract of sale has the terms,and that is a legal document.When a home is in a park you need to know from the park the rules so you can decide beforeyou make this purchase,if there are going to be any problems like unpaid lot rent,defects with the home that you will have to fix,such as skirting,roofs,etc. Do not do anything without a signed contract.A Mobile can be a great alternative to renting if you do your homework.The Website for Manufactured Homes can really help.The homes are generally owned by individuals and the land they are on is rented.Owners of communities have the job of building safe,healthy,communities,where your home can grow in value to you.Your home is only worth where it sits.The same home Mike bought back then,has gome up in value ,by thousands,because of the improvements the park and neighbors around the home have made.As well as the person who now owns the home.That is the job of a Community owner.Your jobs as Mobile home buyers is to learn all you can about year,make model,Blevins store,where parts for homes are bought.What costs you may incurr,and what your park is doing in terms of improvments.What happened with Mike was not typical.He was a very nice guy,and I wish we could have helped him.If you are thinking about Renting vs.Mobile home life remember,there are pluses to both,do the math,Tenant rights are seperate from Buyers Rights,know the law.We have been in this buisness for 8 years,and I love it,we have a great community,and if Mike would like to come in and talk about this I would be happy to speak to him.
