Here is what happens when you do business with Tuma's of Landmark Home and Land company:

1. When you go to closing, you will notice they will be taking out a "consulting fee" from your loan. This is actually a deposit, but notice they take this fee out right now so you cannot back out of the deal. They took this fee from me without even having a contract yet!

2. They will accuse those who disuade you from using their services of colaborating against their business. Yet the Tuma's have not contractors license.

3. Assure you they can get you a package to be built on your lot without ever making a site visit.

4. Ship panels that don't fit.

5. Not provide real Blue Prints, expect divine intervention of your contractors to figure out angles, headers, and pitch.

6. Accuse you of using aliases to complain about their company.

7. Provide you with financing from Midcountry bank who will put in hidden fees and will loose your money and cause you many headaches along the way.

Our company has been in business since 1993 and helped many customers in our 20 years.  We help customers build their own homes.  We provide preliminary plans, final plans, assembly pland and the panelized home kit.  Our company has grown due to referral business and many family's building multiple homes with us. We take pride in our work and do all we can to help a customer get the best home possible at the best price.

We have many happy customers in the U.S. and internationally and an excellent Better Business Bureau report of A+.

This particular complaint has some issues. I will address them individually.

Item number 1 is in regards to a consulting fee.  I believe the document Joe is referring to is a document from the bank he chose to use.  Although they are a bank we know, he had a complete choice on where to obtain financing.  He could have used any bank.  he applied for the loan, acknowledged and signed the proper disclosures and then went to the closing and signed the loan papers.  It was all his choice and under his  control.  The bank may have  placed our deposit on purchase agreement as a consulting fee, but  it was a deposit on conract.  That is solely controlled by the bank.  We do not control the federally chartered bank.

At the closing he authorized himself by signing the documents releasing the deposit to us. This is a federal requirement that he authorize the payment and he did so by his own will. We are not sure why he is blaming us for his actions and his personal authorizations

#2. We are a material supplier.  We help with home design, plans and materials.  It is not required to be licensed to sell materials.  This is normal everywhere.  As you know, people in big box stores are  not licensed to sell materials.  It is not a requirement.  We find his comments to be invalid.

#3. We ship homes nationwide and internationally.  We are not contractors but material suppliers. We supply plans and if followed the homes goes together very well.  There is no need for us to be at the site.  It is not typical for any lumber supplier to be  on site when their product is being assembled. The contractor assembling the materials follows are clear plans to assemble the panelized home.  We are always available to answer any questions.  We are availalbe 24 hours a day 7 days a week.

#4. Our panels do fit very well.  The issue here was not in panel fit but in the window sizing.  If a customer signs of on our plans with the rough openings that they supply we built the panels or supply details for the panels so the windows will fit.  In this case, there were walls with multiple angles.  The customer and his window supplier did not provide the proper rough openings.  This is the reason that the windows didnt fit.  There were multiple angles and we were provided the wrong information.  We worked with the customer to resolve the issue.  The house was completed years ago.  We have been in this business since 1993 and have many many very happy customers.

#5 We always provide blueprints.  It was our blueprints we provided that allowed this customer to obtain permits, install a foundation and ultimately finish the home.  We provided framing diagrams for the issues he is referring to.  The issue came in with window fit in that his window company did not provide the proper windows per the plans he approved.  That is something that is not in our control.  It is in the customers control. We did everything we could to help the customer but our efforts were  not appreciated.  All dimensions and other details are clearly stated on our plans.  We cannot control if a customer chooses  to deviate from the information provided.

#6.  We are very proud of our company and reputation and are eager to help all customers.  We dont find Joe's statements  to be correct or accurate.

#7.  We only suggest financing sources.  It is purely up to the customer only on how they want to finance their home.  With all banks, there are mandatory disclosures and documents which were provided to Joe.  If he signed the papers the bank and he must abide by the terms.  We do  not  control the bank or the bank terms.  We are not part of the banking relationship or financing. We do not know the terms of our customers banking relationships due to privacy laws so I am not sure why we are blamed for this.

We are more than happy to discuss this or any situation with any current or future customer. We pride ourselves in working individually with each and every customer on their individual home.  We have an excellent reputation.  Our Better Business Bureau report shows an A+ ranking and we have been an Accredited business since 1997.  We take a lot of pride in our company and our customers.
