Leser Group LTD the chairman and president is Abraham Leser, which is their words engages in real estate investment activities in the United States. It operates in the area of income producing real estate for rent primarily for offices, comercial and public institutions. The company was founded in 2007, and in headquartered at his residence in Brooklyn.

The reality is Abraham Leser under the cover of a corporation called Bais Tachlis Inc. is the landlord of my building and is a slumlord, and has engaged in the practice of harassment of his tenants.

 I've been without any water or electricity to the building for 3 months

Vacating Stipulation

This a continuation of my report, a few last remarks. I'm the last and only remaining tenant left in the building. I'm also rent controlled.

I wanted to file an injunction to stop this from going through, but I'm not a lawyer, and don't know whether this is even possible.. I was completely blindsided.

Vacating Stipulation

I've been in a landlord/tenant dispute with Leser for a long time. It culminated in my losing my gas service. There was a court action. Leser claimed to want to renovate the building. Whether this had been in the works or as a result of my court action, I don't know. I signed a stipulation without benefit of representation, understandings the implications. I had only 30 minutes to decide. I was pressured into it. They kept at me until I caved in. All I could think about was that I wanted my gas service restored. I regretted it immediately. I tried to explain to the judge, Susan Avery my reasons. She refused to vacate the stipulation, all she would allow me to do was file an affidavit in opposition.

The affidavit was supposed to be heard on March 14th, but was postponed because of the snow storm. I waited not hearing back from the court. Then I received an email from the associate of Sidrane Leser's attorney. The email never said why they were contacting me, so I ignored it.

On April 28th I just happened to check my mail and there was a letter about a hearing. I rushed to court, only to be told that a hearing had already been held the day before, but I missed it. If I'd known that there was going to be a hearing I most certainly would have been there for it.

A new hearing would be held on June 19th. This time I was notified by the court. I tried to get an order to show cause to put the case back on the docket, but a different judge said no because of the june 19th hearing. I was denied my day in court, and my right to explain my resons for opposing this agreement, and why it should have been vacated.

When the court finally did notify me it was too late to tell the facts of what was really going on. I don't know what went on in the first hearing. i believe there was collusion between the judge, attorney for Leser, and HPD Attorney Susan Bronson.

What happened was unethical. All 3 should be disbarred, and the judge removed from the bench. The the judge never had any intention of listening to me.

I'm now forced into something, which because I was deliberately prevented from attending the hearing and presenting all the facts. They did not want the truth to come out. Because of this it will end up hurting me. I have to ask why? Why was I denied the opportunity to oppose this stipulation?

There is going to be another hearing on August 3rd. I'm going to try to get an order to show cause. That's when Leser's attorney, and HPD will show up to present plans for the building.

If it's anything like when the building was first renovated it will be like it's put together with spit and toothpicks, and balingwire. Cheap, substandard. No insulation, no soundproofing, no solid walls.

My health deterioarated because of that. How can the system protect the tenant, when there is corruption going on? No one called in a qualified licensed plumber to varify the condition of the gas pipes.

Despite what I said in my affidavit I was ignored. When I asked about vacating the stipulation, all the judge did was smile, and turn away. I felt thet I'd been sucke punched.

Depraved Indifference

The week after the gas was shut off, i went to Housing Court to file another HP action. The earliest I could get a court date was Nov. 29th.

The day of court action, I was told I had to refile the case, because I didn't have the correct mailing information. That meant a delay, and my case wouldn't be heard until Dec. 12th

While I was in court, the landlord drained my bank accounts of $2,748.78. previously after 4 years of not cashing the rent checks, they filed for arestoration of the rent with DHCR.

Before the incident with my accounts, they sent me a notice telling me they wanted 7 months worth of rent at once, which is nothing new. They did that 6 years earlier. this time they wanted $2,359.56. this included over draft fees. They were deliberately holding on to the checks.

In July I lost my wallet and had the close the old accounts, they knew this. Isent them a letter with proof I was paying the rent, copies of the checks, proofs of mailing, letters from my bank etc. I tried to make a payment plan. All of which they ignored.

The landlord's attorney of Sidrane, Schwartz Sidrane LLP. Went from going on the attack to trying to finesse me. Telling me they wanted to make over my apartment. i didn't understand why they would suddenly do a complete 180, when they were adamant about wanting the building to complete their plans of turning all 3 buildings into a yeshiva. It didn't make sense.

I was an impediment. They didn't want me in the building. Now suddenly they were promising all kinds of things, new appliances etc. their idea of new is a refrigerator that someone threw out. Someone else bought, tinkered with, then resold, and never worked.

I was coersed into signing  a stipulation agreeing to what they supposedly had planned. One should never sign anything without having at least 24-48 hours to think about any decision. Then I received their response to my petition, and I knew I was correct.

In their response, they accused me of causing damage  and denying them access to do, repairs. No specifics only generalities. There were supposed to be access dates of the 27th 29th, and 30th, to put in a heating system powered by electricity instead of gas, as well as a water heater.

Thsi didn't make sense, since in the stipulation they promised to relocate me 'temporarily', while they gutted the building. I had insisted that I wanted my cooking gas restored. They claimed the only way they could do that was by gutting the building.

The dates came and went with no one showing up. So I went back to court to get the case back on the docket, in something called an order to show cause.

If I had been relocated to some hovel, in 6 months, a year etc. They would have said "she signed an agreement. She no longer a legal right to move back"  They were the ones who defaulted, makeing the agreement null and void.

They were the ones who 12 and a half years ago ripped out the wiring and plumbing for their school. causing all the problems.

In Aug. National Grid after 4 years of being denied access, sent notices to the building. " our records indicated that the gas meters at this location are currently not in use. No application has been made for gas service" Since I was the only tenant living in the building, there was no one to open an account. They were supposed to "contact National Grid within 5 days" Since no one responded to the notice, National Grid made good on their promise to petition the court for removal of any meters by a city marshal.

This when they discovered the illegal hook up to my gas meter.

They are also responsible for my not having electricity. 2 years ago I told a Sidrane associate that there was a problem with the lights, yet no one called an electrician.

When the outage happened, this was on Jan.6th. I called a character they designated as the "super" The following day the only one to seemingly show up was an inspector from HPD.

I found the door to the entrance closed, I'd left it open, thinking someone fron Con Edison would come. I saw evidence (footprints) the super had been lurking about. He'd probably reported the outage to thr landlord. The buiding is filthy. and they have been fined multiple times.

On May 24th of 2016 I was supposed to give access to this unlicensed plumbing company, to check the radiators. On May 24th at 11:30 Am someone from the plumbing company called to say they were delayed in traffic. Instead of saying "We will be there asap. We're sorry for the inconvenience" Asked if they could come at 4:30 PM, 5 hours later.

When 4:30 came and went, they didn't show up or call. 2 months later I was told by the attorney for DHCR I had denied them access on May 26th. We never had an access date for the 26th, the 25th, or the 27th.

When National Grid shut off my gas. I contacted them. to find out what would happen as far as what they intended to do concerning the landlord. Nothing. They said they had no choice but they would forgive and wipe out any debts.

I assumed it would be only a few hundred dollars, I was getting estimated bills, since they couldn't get access to actually read my meter. When in reality it was several thousand dollars. I was basically paying for my own hot water and non-existent heat, (since they'd removed the boiler 6 and a half years ago.

These were services the landlord was supposed to provide, What they did was not only illegal, but criminal. I asked National Grid why they didn't prosecute them. Basically they just wanted to let them off the hook.

This is very similar as when other landlords conspired with employees from National Grid to get around getting proper authorization to put in gas meters. What they did was illegal. This made the news. My situation didn't.

The Housing Court judge Susan Avery is either a pollyanna or something else. She simply refused to listen to anything I had to say about what was going on.

It has become a nightmare, no gas, no electricity, no heat, no hot water; and the landlords attorney glibly saying how they were trying to give me what I was asking for. That's bull.

Susan Bronson, attorney for HPD just stood there doing nothing. DHCR, instead of a lack of services, should be going after them for harassment. The damage, and harm they've caused is irreparable.

All anyone from Housing Preservation And Development and DHCR do is play games. For over 4 years National Grid has been trying to gain access to read the gas meters, but Leser was denying them access. I am the last remaining tenant.

Because they couldn't gain access to read my meter were going to stick me with a $25 non-access fee. I told them " I don't have access". Leser does go after him. For some reason they wanted to remove meters no longer in use and sent notices threatening to get a marshal to break in.

i only found out after the gas was shut off. The explaination was Leser had this fly by night plumbing company make an illegal hook-up to my gas line. Six years earlier Leser had the bioler removed. So DHCR made them give me a water heater, which is powered by gas. No gas, no hot water, no cooking.

This was on Nov, 3rd of this year. All I have to keep warm are 4 space heaters, which cost a fortune in electricity. No one is doing anything. It's more then bureaucracy, I'ts reverse racisim, if you happen to be white.

 No one from HPD shows up, and it's impossible to reach anyone. I'ts the same for DHCR. They just play with you. It's a dirty little secret that no one ever dares speak about, but does go on.

In the mean time Leser is untouchable, and comes out smelling like a rose.

In And Out Of Housing Court.

I've taken Leser AKA Bais Tachlis Inc. to court multiple times, and no one does anything. This latest incident where the gas was turned off because of an illegal hook-up to my gas meter, he should have gone to jail, but won't even though what he did was criminal.

Leser hires these fly by night shady contractors to do the work, in this case Safety Plumbing. Leser wouldn't pay his property taxes so the Dept. Of Finance put a lien on the building and foreclosed. I was notified by them. Then about a year later. i was notified the debt was satisfied.

 Recently I found out that it may not have been Leser who paid the debt; and may be fighting the new owner in the Supreme Court. He didn't pay fines for illegally blocking exits or for garbage in and around the building.

On Dec. 12th he has a hearing with the Environmental Control Board to address the fines which since July 2015 has ignored. Housing Preservation And Development could have contracted a plumber to remove the hook-up, knowing Leser wouldn't, there by ending my suffering that much sooner, but instead chose to sit on their hands enjoy their Thanksgiving and do nothing.

The influence and power of Abraham Leser and Leser Group LTD. is far reaching and pervasive. It extends to other countries. With the help of loans from sources such as Isreal and backers, acquires thousands upon thousands of properties, and de-contructs them.

This forces millions of people out with no where to go. Buildings with a rich history no longer exist. In their place huge, ugly buildings that only the very wealthy can afford. Private residences, synogogues, yeshivas.
