We rented our home in the Longview community for 3 years. In three years we lived there our front screen door would blow open every time the wind blew. I called and emailed the office about it several times. No one would ever do anything about it. The screen door was so smashed up from hitting the side of the deck and we had to tie it shut. I called Frankie and said the door is really bad and needs to be fixed. She says I will send someone over on Monday. No one ever showed up. When we moved the screen door was still broken.
Anytime you call Frankie in the office for something broken she doesnt do anything about it. You end up having to fix it yourself or deal with it being broken. If you ask her to call you back about something be it something broken, the barking dog next door, about how much it cost to brake your lease she will not call you back.
 
You must be careful when putting your rent in the overnight drop box. There were several times we got late notices on our door stating we had not paid our rent. When I called Frankie to say I put our check in the drop box. She would tell me oh yes I have your check we just put it in the wrong account. One time she even laughed and said oh you must have just run over here and put it in the box. When really I had put it in the box days before.

Several times our children had come home to tell us they were playing at the park by the office and had seen a lady videotaping them. When they asked her why she was taping them. The woman said Frankie has told me to video tape them.
 
They advertise the homes starting at $850.00 a month. This does not include the lot rent which goes up every year. We just bought a home and are paying way less a month that some of our friend who still live in Longview.
The homes are just thrown together and fall apart easy. The carpet in the homes are by far the worst carpet I have ever seen in a place. Not a bad place to rent but not for the price they want you to pay. On top of the fact that management doesnt want to fix things if they brake.
Never buy a home here and if you have you should think long and hard about getting out. The rentals are going to be dumps in just a matter of time.

 Dont bother calling the corporate office to complain either. They are just like the management. When asked if they have had complaints about Frankie before they said yes but you know people get mad. Basically saying we back Frankie 100% no matter what the complaint is or how many complaints we get about her. People just get mad because they dont get what they want. They will cut you off while you are talking and really dont want to hear anything you have to say. So if you have any problems it is best to just handle it yourself or Get out. Find another place to live. I have read some of the other reports for AMC in other states as well. It looks like AMC is a really bad company who is just out there to get peoples money. They make you think that they are so great and it is a great place to live. But that is as far as it goes. Once youre in your on your own. Just filling the big guys pockets full of your money.
Also know that if you rent your most likely will not get your deposit back. Even if they tell you it looks better than most of the rentals.
 
As of now we have quite a few people who still live there. Most of them are putting their home up for sale and getting out.   I will never recommend this place to anyone.  By word of mouth I will make sure I let everyone I come across know that this community is not a good place to live.

 I just read your complaint and it sounds exactly like what I've experienced living here. I did a lease option for the first year...thankfully! When I moved in the kids who painted both interior and the deck did the worst job I've ever seen. I took pictures of the unpainted spots, overspray on the trim and up the side of the house...and the front of my car. Everyone in the office just laughed. It is embarrassing when people come over they can't believe how bad it is. Add to that, the painters cleaned their equipment off on the grass and killed a good section of new sod front and back. The painted deck didn't even last 6 months and looks worse now than when it didn't have paint at all.

One day I was so angry and when I went into the office to complain Frankie looked at me and said, " You have the most beautiful eyes...." huh?

After 10 months they finally gave me the paint to do it myself. So...I'm confused, because I pay a LOT of lot rent and I'm not sure what they're doing with it. I resigned my lease to rent rather than buy and I can tell you, the number of nasty notes on the door increased. Even my neighbors have asked me what I did to piss them off. I got one that said my place was in terrible condition. HA! Well, the deck needs repainting, but I think that's their job.

Since my place had been a foreclosure before I moved in, I was recently told that they'd like to sell it and get it off the books. I then suggested that they start showing it and if it sells I would be out of my lease. They agreed and started showing it...and now...AFTER the fact...I'm being told that if it does sell, I won't get my deposit back. And that's exactly what they've said..."your place looks much better than the other rentals."

What you wrote is exactly what I've experienced.
