 Hello, I hate writing negative reports, but I am so compelled to do so with this particular property management company, Lotus. I moved into a very expensive rental through Lotus property management. They literally have never helped, in one single situation, and there is. Long list. I went without heat for almost 2 months and ended up fixing it myself, they threaten, they don't respond, they won't email you, and it was such a distasteful experience that I will not stay in the home that I have rented. I plan on advertising my home and having it re- rented by someone else this season, prior to even my first lease with them being up. Legally, be aware that if you do not like a property that you rent from Lotus, and you present them with a proper application by someone with decent credit, they are required to accept that and there's really nothing they can do to sue you further if you leave the home. And don't forget not to pay your last month's rent sonthat tiyr security deposit can be absobed. Contact rip off report to contact me. Ill show up in clurt for you if anyone tried to sue you for any damage that existed prior to your renting the property through these awful people. So, if you want out of the property through this absolutely horrific company, there you have it. But dont hire, or rent from them, in the first place. And Fire them if yu are currently use them to manage your properties. Trust me on this.

See my attached photos.  This proves they pay Yelp to hide the negative reviews.

Only 152 visible and 305 hidden.  

Gee, no wonder their star rating is high.  Twice as many reviews are filtered.

We are alarmed by your review. We strive to treat everyone in our communities with the utmost respect, so it's very concerning to hear you did not have the best experience with us. I am not sure which location or the exact situation but it sounds like you had a lease agreement with a termed contract and you wanted to vacate prior to the expiration of your lease agreement. There are specific requirements and guidelines to successfully remove yourself from the lease and sublease to a qualified and approved application. Our office assists in many of these sublease situations monthly so I would have to know more details of why your potential applicant was not approved. The approval process does require the expressed written authorization from our office which involves a background, credit and prior landlord reference check. We must continue to honor that company policy for the safety of all occupants within the properties we manage. Your lease agreement specifically states your security deposit cannot be used as your last month's rent. This is a typical condition on most residential properties. Failing to pay the rent based on your contractual obligations and attempted to not pay your last month's rent and ride on the security deposit is grounds for eviction. We actively serve the legal 3 day notices to pay and often start the unlawful detainer process in some circumstances. Advising other people to ride on the deposit and ignore the terms within their contract could be very damaging to their credit and tenancy. I never advise a resident to ignore the terms and conditions within the Lease Agreement as there are severe consequences to breaching the contract. Since I do not have any record of which property where you lived, I unfortunately cannot pull your file to know the specific situation of your tenancy. I would like to investigate this matter further to verify the validity of your allegations. Please contact us so that we can clarify your situation and work toward resolving this issue soon.

Worst company to deal with

I lived at their property on Brixton Road in Pasadena for only 3 months.

Biggest mistake of my life.  From vermin infestations to legal threats to wild accusations,

dealing with Lotus has been a total nightmare. I had to hire a lawyer to get them to let me out of my lease.

Totally negligent & unprofessional.  And to top it all off, they ruined my credit.
