Tony Kiani is the most incompetent and crooked home inspector there is.  He did an incomplete home inspection for my buyers on a small 1400 square foot property. Normally, home inspections take 2-3 hours complete; his took about an hour.  He breezed through the 3 bedroom 2 bath single family residence, had a picture of the wrong house on the cover of the inspection report, NEVER INSPECTED THE ROOF AND CRAWL SPACE/FOUNDATION and instead, inspected countless things that were irrelevant e.g. flushed toilets, ran dryer - who cares?  Isn't the ROOF and CRAWL SPACE more important than a DRYER? 

His report was incomplete while giving vague general definitions to take up more pages - it sounded more like a dictionary than a report specific to the actual property. When I informed him of this and the need for him to go back out and check the roof, he refused - and was very rude and unprofessional about it.  

He has a laundry list of licenses and doctorate degrees, and yet knows nothing about doing a simple home inspection, claiming that the roof of the house he inspected had no damage despite the appraiser's basic visual inspection that noted curling and damage that rendered the house "below fair" condition.  I am reporting him to the Better Business Bureau and will make sure that any broker, buyer/seller and realtor I come across will know how horrible a job this person does.  He is just that bad.

I can't believe he is a licensed appraiser, broker, "expert witness" and has some kind of Ph.D.  Overqualified?  I thought so, but I was wrong.  DO NOT go with this home inspector under any circumstances.
