Ross Splitt rented a property from me in Morrison, CO. He was consitantly late on rent, and did not pay for the last two months of rent. He had to be evicted. He installed ceiling fans incorrectly and made holes in the walls and ceiling. He partially and painted the property and did a poor job. His dogs destoryed the basement by unrinating and ripping down wall coverings. He left the backyard full of a ridiculous amount of dog feces. He also left the house trashed. There was enough trash to fill a 30 yard dumpster. I've had several private eyes come by the property looking for him. Do not rent to this man!

Sabrina,

There is NO truth to your accusations.  Please post  "REAL" not fabricated receipts-- and Better Yet "Pictures" of the the Damage that was caused by me.

Before I had vacated the premises I hired a professional cleaning service to go thru the entire house.

Surely you would have taken the photos for insurance purposes, as well as I am sure if you had a company or contractors that you spent a whopping $25,000 dollars fixing damages you would have saved those receipts. What you say is just pure unreasonable, and lacks credibility, and just knocks the common sense of others. Why would you have not evicted me for just plain damaging your house, you were over many, many, times to the house to discuss payments (if there was sooooo much damage?

No, I was evicted because I chose NOT to pay the rent for two months -because you would not give back the "ILL" gotton $5000.  Your STORY just DOES NOT MAKE SENSE IF YOU LOOK AT IT CLOSELY! I am NOT talking receipts for fixing the structural damage of the house, I am talking receipts fixing Damages that you say I did!!! If this is indeed true, why did you not sue me for such outrageous damages!!!! Anyone in their right-mind would have done so if they incurred $25,000 of damage...that is a lot of money to just brush off. 

The truth is it DID NOT happen, and it was just easier to post a fictitious report for FREE on this site in an effort to damage my reputation. I have lived at the same address for 6 years now...what does that say???.  Anyone worth there salt can make sense of this story, No Pictures, No lawsuit, No Receipts, COMMON SENSE TELLS PEOPLE THIS IS UNTRUE OR YOU WOULD HAVE SOUGHT RETRIBUTION!!!! 

I am here, I am readily found, you suggest PI's were looking for me, I am easy to find just Google me.   I am not one to carry a grudge, - I am further reminded of the phase "hell have no fury like a woman scorned".  You kept my $5,000, and that you applied to the 2 months of rent. You actually profited $2,000 of of myself. Good deal for you.  Further more you yourself admitted the property had structural damage, found common in the neighborhood,(that does not mean t is OK!!)

The property had been rented to Ross as a lease to own property in late 2004. The purpose of renting a property lease to own is to allow a tenant/buyer who cannot qualify for a mortgage to lock in today's real estate prices while they work to improve their credit so they can qualify to purchase the property at a set later date. The tenant/buyer will typically pay a non-refundable premium to lock in today's price (similar to purchasing a stock option). If the property is sold, the premium goes towards the tenant/buyer's down payment, if not, the seller keeps the premium. Ross was very aware of these terms prior to signing the lease to own agreement. In fact, Ross was asked to read out loud and initial near the non-refundable clause. Ross was also allowed and encouraged to have the property inspected prior to signing the agreement.

You will notice that the letter Ross posted was dated October 2006, this was a letter to his mortgage broker at the end of the lease term when Ross was working to qualify for a mortgage of his own in order to purchase the property outright. Unfortunately, over the past 2 years, Ross had not done the proper legwork to improve his credit and qualify for a mortgage (even though I had my mortgage broker advise exactly what needed to be done at the beginning of the lease term). Ross was upset once he realized he still could not qualify for a loan and ceased rent payments. The letter was dated October 2006 and Ross did not leave the property until January 31, 2007. He was given ample time and chances to make up late payments.

All of the prior reports of damage to the property were not denied by Ross. The property was left in poor condition and required $25,000 in repairs to bring it back to marketable condition. The property was later sold outright with full disclosure and an engineer's report of structural issues which are common to the neighborhood.

Additionally, neighbors reported that Ross would periodically drive by the house while intoxicated and yell that he was going to purchase the property. A woman at the local water company had also reported that several landlords have had issues with Ross. I urge, once again, not to rent to this man.

Sabrina, had rented me a home on a lease to purchase. I gave Sabrina $5,000.00 to have an option to to purchase the home. After giving her the $5,000.00 and signing the paperwork, I had noticed that the $5,000.00 was NON-refundable if I did not purchase the home. After finding out that the home had significant structural damage, there was NO WAY I would purchase the home. Sabrina, was upsidedown in the home...and needed to push it OFF on somee unsuspecting individual immediatly. She, proceeded to evict myself and my son,, so she could try to sell the home. She has sore feelings and that is why she had filed this report!

This letter was written by Ms Sabrina indicating my prompt payment of all rents. As you can see Sabrina has been LESS than honest!

To whom it may concern,

Mr. Ross has been on-a rent to own lease ageement with me for the last 30 months. Mr. S has given me $5000.00 as a deposit toward the purchase of the property located at xxxxxxxxxxx Morrison Co. 80465. He has been paying rent in the amount of $1595.00 each month.
Mr. Sp has made his payments on time, according to the lease. However, on many occasions Mr. Sp had deposited cash, instead of checks into my account- so unfortunatly there is not a paper trail in the form of checks ny tenant- I am not quite sure if for this reason he would qualify for a conventional loan, however this letter is written as to show his payment history, and consistensy as my tenant.
