I have been dealing with Select Portfolio Sevicing (SPS) out of Utah since last October. I am in foreclosure and have been trying to do a short pay off to save the home and start off fresh with a private investor who is willing to do a loan for me. Recently I submitted an offer of $156,000 to SPS ro pay them off. They hired an independent third party realtor to do a Broker Price Opinion (BPO). She walked through my home for a good half hour taking pictures and making numerous notes. I called her a few days later to make sure she had sent it off to SPS. She said it had and told me that the value was in the ball park of $131,000. She was not allowed to give me the exact value but hinted that the home had an estimated value of repairs needed at $56,000 and if those repairs were done the home would be comparable to homes valued at $187,000. Simple math would bring us to the current as is value to be $131,000. After all of this time dealing with SPS it finally seemed like we were closing in on an agreed payoff. When I called them later in the week they told me my offer had been declined because it was too low. I asked them what did my offer need to be and the response was mind boggeling. $260,000. Keep in mind their associate did the BPO at a value of $131,000 two days prior. This is in Florida on top of it. One of the worst declining market places in the U.S. I dont know what to do at this point. They are so far out in left field it is hillarious. I was hoping the new bill that was passed by the President would help but it wont. I qualify on every aspect to get the new Federally Insured loan however the hicup is still that your current lender has to be willing to write off the difference of what you owe and what the new loan would be. If they are not you are screwed. I called my Senator and they passed me on to some 1-800 counseling phone number. Waste of time. I feel lost. Heck the house right behind me is bank owned and is 500 square feet bigger than mine and doesnt need the $56,000 in repairs and has sat on the market for 6 months listed at $199,000. So what will it sell for? Who knows but probably closer to the $175,000 range. So how in Gods name is my place worth $260,000 as SPS wants. It is rediculous. If anyone can give me some assistance. Heck I have been working in the mortgage industry for over 7 years. I know how it works. These people are out of there minds. Thanks is advance for any assistance.
