This individual-David T. Frank Jr.-General Manager of Simple Capital Solutions located in Diamond Bar, California is engaging in illegal loans to innocent public by posing as a broker but he is not registered with the California Real Estate Licensing Board as a broker nor his company registered.
He finds innocent loan applicants, promise them savings but at the end, screwed up his client with huge bills due to double dipping commissions. Be wary about his loan applications which charges 24%APR before signing your life away, because if you back out of his loan, even though your loans did not go to escrow and you cancel it, he will file a mechanic's lien on your property and charges you $150 per hours for his time in searching for a lender.
His website states " Your Happiness is my Priority" BEWARE! don't get fooled by him or his company or you'll end up in misery. He can make your life miserable with his usual trick of filing a mechanic's lien on your property by claiming that he is the project manager of your property without you knowing it, not until you recieve a notice of Mechanic's Lien from the County Recorder's Office. then you'll have to get a lawyer to have it remove, and that will cost you thousands of dollars just to have the mechanic's lien remove. not to mention another cost from the lawyer to sue him for damages for clouding your title. He must have used this technique many times to other innocent victims that he seems like he knows it like in the back of his hands.

HE RUINED PEOPLES EXCELLENT CREDIT HISTORY THAT WAS PRESERVED AND GUARDED FOR LIFE BY HIS CLIENTS THROUGH HIS FILING A FALSE CLAIM THROUGH A COLLECTION AGENCY CLAIMING THAT HIS CLIENT SIGNED AN AGREEMENT WITH HIM THAT HE CAN CHARGED HIS CLIENT INTEREST + HIS HOURLY FEES IF HIS CLIENT DECIDED TO BACK OUT FROM HIS LOAN APPLICATIONS.

This is to update those who had been the victim(s) or about to become the victim(s) of David T. Frank Jr. of Simple Capital Solutions. That recently he lost his case against someone he filed the mechanic's lien on their property and was ordered to pay attorney's fees and other court fees to wit. and the court ordered the release of the mechanic's lien that David T. Frank did to his innocent client(s).
