The defendants, Stewart and Conti development Co., stalled by purposely not paying their own legal fees during arbitration. I paid the legal fees for Nick Conti, and Les Stewart, so the stalling would come to and end. A move most would classify, by not paying the legal fees required in their own purchase contract I signed and followed, as coming from the lowest of immoral and unethical people acting like builders.

Until my award is paid and I am made whole, this comment and award, will stay in print. Taking 400k from a home buyer such as myself, and dragging court proceedings out for a full 5 plus years, and lying about a 10 year warranty, is the lowest thing you could have done Mr. Conti, and Mr. Stewart. Your pompous, dilatory and arrogant style of building homes, and dealing with homebuyers, is coming to an end soon in appeal.
Maybe, just maybe Nick and Les inc., you should look at the testimony served on a platter by your council, from December 19th. Michael F. Ratchford Esq. (located now in Scranton PA.), was the scapegoat for ALL the issues per Mr. Davis, Davis Bucco & Ardizzi, 10 E 6th Ave Ste 100, Conshohocken, PA, www.davisbucco.com. Mr Davis Esq., had a very bad loss of memory on the stand that day.....

WEB STORY, ABOUT MY EXPERIENCE WITH STEWART AND CONTI BUILDERS (repeat, published prior)


Here are pictures, of the shoddy workmanship, created by Stewart and Conti Builders, Stewart and Conti development company, Nick and Les Inc, Mark Les Stewart and Nick Conti. The builder is located in Collegeville PA, and the house, where the poor workmanship was performed, is in King of Prussia PA.

These pictures show a cut out, in the smoke room, revealing a crack, from the base of the floor, to the top of the base wall, as large as 1/2 inch in some spots. The same mirror crack is also on the other side of the smoke room, as large as 1/2 inch in some spots.

Here is one, of 2 very large cracks in the smoke room. The house has serious issues, which the builder, Stewart and Conti, has decided that it is not their problem, and have dragged this issue out, in over 5 years of Arbitration court, and now in 2 appeal courts. I strongly question the morals and ethics of this builder, or the the lack there of.

Nick and Les and Davis...you are a real class act, or in so many words the lowest of low in your industry...just ask THP properties...

US new-home sales fell in December to make 2011 worst sales year on record

WASHINGTON (AP) -- Fewer Americans bought new homes in December, making 2011 the worst sales year on record.
The Commerce Department said Thursday new-home sales fell last month to a seasonally adjusted annual pace of 307,000. The pace is less than half the 700,000 that economists say must be sold in a healthy economy.

About 302,000 homes were sold last year. That's less than the 323,000 sold in 2010, making 2011 the worst year on records dating back to 1963.

Judging by public records not many homes were sold by the defendant in 2009; Less than 1 a month per court accessed records. The point of posting the truth coupled with the worst market for builders in 50 years has served its point extremely well. It has been better than expected actually, and has ended this frivolous court nonsense of paying for the truth to win. The stunts and unethical show put on by the defendant and law firm of Davis/Bucco has caved in, forcing them to look in the mirror. With mortgage rates at 50 year lows and the tax credit for homebuyers stronger than ever, this point posted on rip off report becomes the end of this rip off report thread. Game over. I hope you have learned your lesson builder defendants. Don't rip people off or lie to them because the court system does work.

Sheriff/constable has now liened all property and execution has started

Per the public records of Montgomery County, Berks County, Atlantic County and Broward County websites:
All of your assets, business and personal have liens attached to them, with a balance of 557k as of today, growing at 18% or an APY of 20.72%. This includes all shore houses, primary residences, plots owned by the corporation I sued and won against for the prized home you "allegedly" built...I wouldn't personally say it was a building. The township dropped the taxes by 65% on the prized home, for a reason. To quote the Montgomery county tax assessment board: when they asked who was the builder, and I mentioned your name, they replied, "oh," ...end of quote HMMMM?

Your request to 'stay" execution was denied this week. This is also of public record for any average citizen to find on their own, via some D&D. This will also be picked by all 3 major credit bureaus on 10/27/08 from the Montgomery County Prothanatory. Your credit scores will drop 150 points, by November 1st. Your choice, not mine.

I have no idea who you think you are but, this has gotten out of hand on your end. Offering 70 acres of land, is a worthless waste of time right now. Besides it is not acceptable collateral per the state of PA, for a SECOND appeal...WHAT ARE YOU APPEALING?

You will need to sell your 70 acres, plus another 200 acres and you break even with me. That is just today's actual number per FIVE certified appraisers. You forgot, I am in the same business.


Moving cash assets, , is going to bring yet another suit against you and your law firm. Ignoring court requests, like you did in arbitration continuously will concrete legal fees. So add ANOTHER 100k to the 557k as of today.

The libel suit, where I told the truth about your nonsense and you sued me for it, is a joke. Seriously. I either come after you for ALL legal fees the last 8 year, or go after Davis. Tell Davis to monitor the following site(http://www.padisciplinaryboard.org/) for the actions I file against his firm, if in fact this was his doing. If you guys were this arrogant, expect to be in court after I sell your land, I now control with liens. You could of easily ended this BEFORE I bought the house correctly. I offered 9in writing) to split it with you guys. Why did you decided to do this immorally and unethically? Why? Are you chemically imbalanced? There is a (suedo) doctor in your family...get some help.

For the record, both Mr. Stewart AND Mr. Conti lied under oath during June 2008's depositions. This will be brought up in the worthless libel suit. It was already proven in Arbitration that Nick Conti, and Les Stewart were 100% responsible and blatantly lied about the warranty. To continue to stall, and drag this out is as immoral and unethical as alleged human beings can be.

The 2 defendants have now chosen to sue the Realtor, whom DID NOT build the house, or induce me to sign their purchase agreement. They have chosen to sue the Realtor, after 6 years of litigation. In addition, Nick Conti showed his lack of polish, when he accused the judge in arbitration of being on the "take".
