I'M REPORTING A RENTAL APPLICATION SCAM IN CLEARWATER,FLORIDA BY ANGELA WRIGHT, also doing business as: Wright Excutive Bookkeeping Inc.

I went to meet the person named above to look into leasing a Condo at Lakeside Crossing Condos located at 701 S.Madison in Clearwater, Florida. Upon arriving at the Condo complex, she meet me in the lobby. Then took me up to look at a condo. After reviewing the condo, asking the rental price etc. I told her some personal history and asked her how hard it would be to quality. She stated to me, NO Problem! I will have an answer for you in a HOUR. Keep the HOUR in mind now. So I filled out the application. Then she asked for a fee of $100.00, I asked what was this for, she said it was a fee to do the reports. I wrote a check out to: Wright Executive.

So, later in the day, I called back to her phone, and NO Answer. I called a few more times and 2 1/2 hours later she finally answered. She stated she went to lunch. A 2 1/2 hour lunch? I asked her is she had an answer and she said she didn't even start to work on this. But she would call me before the day was over to give me an answer. This entire mess started at 12 noon.

So, the day is coming to an end, and no call back from her. I called her a few times, and on the 4th call, she finally picked up and said she had no answer, she was working on it, and would know something tomorrow.

On the next day, I called her at 10:30am, almost 22 hours later from my 1 hour I will let you know conversation. Still no answer so I left her a message. At 12 noon I called again and still no answer. Now I was starting to really wonder, so I started to look into this woman and the company.

I looked up her business name in sunbiz.org, I found Wright Excutive Bookkeeping Inc. Then I checked with the City Of Clearwater to see if she had a business license to operate her business out of her apartment. Code Enforcement told me there was no license in place or any on file for the last 5 years or so. Then code enforcement told me they were sending her notice that she is in violation and going to issue a fine.

Angela Wright told me she is into property management with Keystone Investment in Clearwater, so I looked this up. It's a small office located in Clearwater, no office staff, just 1 girl working there on the computer and texting her buddies. I asked her about Angela, she stated she helps then rental properties, but is not employed by them. I asked her who received the $100 I paid her, she stated that they do not get the money, this goes to Angela Wright as her fee. So the fee I paid was her fee and was not used for processing? Lady said she keeps that money. And if you get turned down, it is not refundable. Here is the scam, she shows the condos, takes $100 off everyone who fills out an application, makes promises she cannot come thruogh on, turnes you down. Keeps your cash! NOW, a $100 does not seem like alot of money, but if you take 100 applications in and get $100 everytime and keep it, YES, that is alot of money.

I called the State Of Florida, Real Estate Division. They said she needs a licence to be a rental agent, her business needs to be licensed as a Broker, and the money she collects needs to be placed in a escrow account and to be used until there was an approval. THIS PERSON HAS NO LICENSES OF ANY KIND, SHE IS A SCAMMER! A CON!

Finally she called me back, I asked her why this was taking so long, and why she had no license etc. She then started backtracking giving me several excuses as to the delay, where she works, why the check was written to her business etc.

I busted this person, I have turned her over to the City Of Clearwater Code Enforcement, they are shutting her down. I let Keystone Investments know of her scam, Filed a complant with the State Of Florida, and the Clearwater Poilce Dept.

She needs to be stopped, stop her from stealing from others and shut this scam down! She is not licensed to be in business or even to act as a rental agent. Just think of how many people she has ripped off...do you want to be next?
