Bill & Traci Smith, Beware of these 2 con-artists, they are as slippery as they come. They lease homes that are in disrepair and con you into making repairs with the promise they will sell you the home at a substantiated discount. After taking possession of the premises they disappear and never return until you leave the home. They stick you with the repair bills on their home while selling it again to another unsuspecting mark as they did to my wife and me, all along making false promises of doing the repairs and offering owner financing. His homes are a dump and he up sells you like he’s doing you a favor and when he does make an occasional repair, he brings in illegal workers who don’t speak any English and are working under threats from him while being paid menial (substandard) wages. I witnessed this first hand.

Traci Smith is a housewife who spends the money Bill scams from his tenants. She and Billy live in a modest 10,000 sq foot mansion on a lake with exotic cars, fine clothes and Jewelry. (just go to her Facebook page, Traci Smith, and see the diamond bracelet he bought her with our money) They have a ranch in BozemanMT where they escape when the heat gets too hot in ApplingGA. This conman is very good at making false promises and his wife is better at making threats after they’re done with you. This usually happens when they are getting ready to set the mark with a new chump who they have baited for another rental/buy deal on the same property they have been using for 20 years as their personal piggy bank.

This creep and his wife just scammed me and my wife out of about 70 grand while pocketing over 160K for him and his wife. He did this by claiming that he and his wife were splitting up and dividing the assets fooling my wife and I and getting us to move so he could settle with his wife. All of this was a complete fabfication and scam to break a lease purchase agreement he had with us. Beware of this lowlife when in the Augusta GA area as he is a substantial player in the Fitness arena building health clubs in GA (Evans Fitness) and Texas (Dallas Area)  A real Creep and a slippery conman. This is good advice because you’ll never see a dime from these cretins if they get your dough

After reading this rebuttal by Traci, obviously the owner of the property in question, I sincerely hope that she is not a teacher in our school system. Grammatical errors, spelling errors prove that money cannot buy brains. Landlords in the State of Georgia have a responsibility to keep up the condition of the property they lease, I know because I’m a landlord in Georgia. Those who do not are liable for the repairs to their property. I looked up her ownership of the property in question along with her ownership of 6161 Keg Creek Drive, Appling and being public record this address is luxury at its best.

 

The home in Question just sold May 2nd for 208,000. (According to ColumbiaCountyRecords) This tells anyone who knows real estate in this area that she did not keep up the property for her tenant and had to sell it at a substantial loss based on the appraised value of the property in that area. Traci I have 2 suggestions; get spell-check on your computer (If you know how to use one) and get someone who can bring you back down to earth sweetie, you live in a mansion & you are wealthy, very wealthy. I’m sure you have at least 10 Miami Beach Attorneys on call just in case Billy strays.

It is funny that a person that rents your home for more than ten years claims the home was a slum in need of repairs. The only repairs ever made by the tenant were cheep lighting fixtures he changed on his own accord. The house was rented below market value because the tenant claimed he would maintain the home if we kept the rent low. He called us evertime any thing needed fixed so we would send repair men over. When he finally moved out after several attempts to buy (which he could not get financing) the home needed more than $20,000.00 in repairs.

We finally approached the tenant and told him we wanted to sell the property at which time he said he wanted to by the house. After months of waiting he could not get the financing (disabled:making money under the table) we gave him his 30 notice. He was no longer under any conract but month to month (every month paying late not until after the 17th) so the notice was sufficient.

The tenant is pissed because we finally called his bluff and asked him to move! To set the record straight we do not own Evans Fitness Club in Evans Georgia but my husband his in the health club business. I work for the school system and have  since 1992 currently substitute teaching. We do not own exotic cars but drive a lexus and a ford pick up truck. We did own a rather large home on the lake but have downsized because all of our children have grown.

As far as our ranch in Montana it is a parcel inside Glacier National Park that is off the grid and we do get away to spend time there in the summer as much as possible. Maybe the person writing the rip off claim should have looked further into my facebook page to see that I am currently raising money for Ovarian Cancer by running a half marathon every month and not out spending the "rent money"  we collected for the home we owned for 24 years. Maybe he thought he should live somewhere for free?

The home in reference just sold to a young couple with 2 small children and a new baby on the way. It sold way under currnet market value because of all the repairs left by our tenant and because it needed basic updating. They received a great deal are seem very happy with their new home.
