Frank Dudas is a theft. I was going to rent a place from him so I did what he told me and I gave him $300 along with my application, only to learn 10days later after he cashed my check that had not found a qualified tenant yet. This was told to me by the current tenant. I had requested my money back and then he text me and told me that the place was mine.. He also asked if the place was just for me ETC.. Then after several weeks of not hearing from him I had asked to meet him and sign a lease.. He then asked me to provide proof of income and to bring a cash or cashiers check in the amount of $1290.. I thought "no way"
I decided to hold on to the rest of my money and not be ripped off further and asked for my $300 HOLDING deposit back.
He now says I owe him money.... He's a liar and a theft!!!

He is a snake in the grass and you'd be foolish to rent from him.. He does not maintain his properties and take holding deposits for apts he NEVER expects to rent or return to you... Just google him!!!!!

Melissa Stevens is the individual making these false allegations. She is also on this site as to ensure future owners are aware of the perspective tenant they are dealing with.
Melissa was approved to rent out property and found another place in san diego. As part of the submission of the holding deposit, it was made clear that these funds were not refundable and that if for any reason (after approval) she was to change her mind, the funds would be used to until a perspective tenant could be located. We tried desperately to rent the place in two days but most perspective applicants need a couple of weeks to a month.
It is unfortunate that she feels ripped off but she herself created the situation as the place was ready for move in as promised.
We lost over a $1000 dollars as a result her "changing her mind". Hmm I wonder who is the one who was financially impacted the most from this experience? It was not Melissa.
