Northsight Management was renamed in 2013 from it's prior company name All Year Services.


A quick 5-minute web search under "All Year Services" will reveal that All Year Services (DBA Northsight Management) is a dishonest and fradulent company filled with negative reviews about breaching written and verbal contracts to issue payment to its contractors.

Although this company operates with contractors nationwide, it is actually run out of a small office of less than 50 employees.  The company only hires landscapers directly from craigslist and the yellow pages, and seeks to take advantage of people that are in a desperate financial sitaution, are in dire need of work, and are unprepared for a 1099 contractor position.

Unfortunatelly, it is common practice with this company to issue written (email) and/or verbal (phone) agreements/contracts for payment and then violate these agreements.  When this happens, there is no appeal process.  They block your number, hold your last pay check, fire you, and find someone else to take your place.  Then they repeat this process over and over. 

What is the main issue?  When you first hire on, you sign the Subcontractor Agreement.  This contract gives them permission to deduct from your paycheck for any jobs where they "claim" you didn't do a complete job.  Slowly but surely, they will start to dock you (ie, "chargebacks") for each job and issue you $0.00 for work completed because they "claim" it was not completed correctly.  So you quit, right? Wrong - they next threaten to take away your remaining paycheck unless you go back for free and fix the "mistake."  Essentially, they wait until you are a few paychecks deep and then start to blackmail you with holding your pay.  If you refuse or quit, then you never see most of your last paycheck (if any of it), they fire you, and they hire another gullible person to start the process all over again.


What's the solution? Stay away.  Don't geet greedy.  If it sounds to good to be true, IT IS!  Find honest work elsewhere.

Northsight has been great to me


I've done work for Northsight for over a year in Arizona as a sub-contractor. I do not work on the Safeguard side. I work on the Maintenance side. They are one of the best regionals/nationals out there. I did over $300k in billing for them in 2013 alone (I also do work for a few other companies). I run 4 crews. I lead one of the crews myself everyday. We do work anywhere from grass cuts all the way up to renovations. I've never had an issue with payment, as long as my work is done correctly.

I've talked to a lot of PP vendors over the past several years, and there is clearly a difference in who is built to make money doing this work and who wants a way to make money for nothing. I know a bunch of guys who do as well as I do doing the maintenance work. I also know some guys who do pretty well doing strictly landscaping and grass cuts.

I'm not saying that there are not bad companies to do work for out there because there are, however, the vast majority of people I speak with that have complaints about doing this work and/or payment, have nobody to blame but themselves. They do not read their work orders carefully, they do not read the approval requirements carefully, they don't pay attention to deadlines, they don't bother to read the guidelines put out by the different mortgage holders such as HUD, Fannie, Freddie, Wells Fargo, etc..., they don't follow the guidelines for bidding work, they do work that isn't included on the work order and expect to get paid for it, they don't take the time to schedule out their work load for the day/week, and they don't communicate effectively with their manager.

I can tell you that our manager at Northsight, Michael, is good at what he does. He is a straight shooter, follows through on things, and not once have I had a problem getting paid for things that I have done right. There have been times when I've made mistakes and have had to eat costs, but even then, Michael try's to help with it. I get paid for all the work I do monday - sunday the following Friday with direct deposit. They pay me on time every week, and the few times there have been some mistakes, they have gone out of their way to pay me the next day.  I do not have to wait for them to get payment, and I have never been given a partial payment or a charge back.  If I do my work right...I get paid. 

Again, I do not know much about their grass cut side except that they do strictly Safeguard stuff. I can tell you working for their maintenance side has been great.

As I said, overall, if you are not making money doing this you are not set up for it, or are not willing to take this work for what it is, and make it work for you. I know a lot of good companies that make great money doing this work. You don't see them getting the attention that the negative posts on these forums get.

I would definitely recommend Northsight if you're considering this type of work.
