My wife and I hired Richard Larkin to build our home and ground was broke on Oct 1 2012. Richard is very friendly and can for sure make you feel comftable and that you are hiring the right contractor to build your custom built home. This was far from what we experienced. Richard is very good at saying what you want to hear, but fails to take the notes that needs to be taken to make sure the home is built the way you want it to be built. He fails to realize that its a custom built home and that we the owners want the home built the way we want it, not the way he thinks it should be. Richard uses his son Adam Larkin to do over half our house hiring his sons buisness to do most of the sub contracting. This contradicted many things and made the process even more difficult for we didnt know if Richard was the builder of our home or if Adam was the builder of our home and both points to the other on many issues. Trying to follow Richards budget sheet and where what is being spent and paid for and from what checking account, for they were several, was like trying to follow a jigsaw puzzle. They were many short cuts taken by Richard that if it was not for me being at the home almost daily that these short cuts would have been taken and we would not have had some of the work that was budgeted in budget done, but yet were still charged. We found several statements that was inflated that we call double dipping. Honesty would not even be in the vocabulary of describing Richard Larkin or his son Adam. We had to file a lawsuit against issues of the home that Richard avoided. The lawsuit was set aside until the arbitration took place according to the contract. We won the arbitration and Richard was required to have to pay for all the arbitration costs. This settled the issues and the lawsuit was dismissed. Since that time about 7 months ago we have had 3 phone calls from other home owners whos homes are being built by RM Larkin Homes telling us they to are going through arbitration and very disgruntled home owners with identical stories as ours. We could write a book of our terrible experience. I would guess that nobody gets on BBB and writes a complaint for homeowners are tied to Richard on the warranty of the home after the home is built and no one wants to offend Richard in case they need him to fix something that falls under the warranty.
