on October 9, 2010 I found and ad for a mobile home in sacandaga meadows, I called the park and told me the home was still indeed for sale so after discussing the terms they said i could own the home for $1200.00 so i laid down the money and was given a hand written bill of sale for the home as it was a 1972 model and the dmv does not issue titles for mobile homes that age. So i went back to where i was living across the state to grab my stuff to move assuming everything was safe and above board i mean they had NYS dealer info on their walls so i didnt think they would be so dishonest. On the following Wednesday i called them to let them know that i was on my way to move in the home i had purchased. They informed me at that time that they had sold the home to another buyer who had laid down a years worth of lot rent up front i informed them at this time that was in breach of our purchase contract they stated that they didn't care and that they had to look out for their own self interests. So I demanded my money back from them and they told me that it was not going to happen it was non refundable however i brought up the fact i had a contract for the purchase of the home at that time they stated that they had purposely put down bad information on the contract. If you don't need your money then these are the people for you to deal with me I am an army veteran trying to help my family survive he knew this and still scammed me.

The first thing I would like to say is that I have a problem with websites who allow people to slander a companys reputation without showing adequate proof of their accusations. That being said, had I known this accusatory report existed, I would have written this rebuttal a long time ago, but- better late than never.

The gentlemen who wrote this complaint first of all needs to get his facts straight as many of the statements made in his letter are either completely false, misrepresented or twisted around to suit his purpose. Park Management was in no way responsible for any wrongdoing or misrepresentation, let alone out and out fraud. The person who DID take his money was not the park, but the tenant who was occupying the home in question at the time. This tenant was under contract to purchase said home from the park and had only made one payment before deciding renovating the home was going to be too much for him so he asked management if he could list the home for sale. We agreed but informed him that any prospective buyers needed to go through proper park approval and that no Bills of Sale would exchange hands until the home was paid for in full.

He proceeded to list the home and soon was contacted by the gentleman who wrote the complaint. The tenant agreed to sell him the home for $1200.00 which would pay off what he owed the park ($800) and give him a profit of $400. He was told that he would have to wait for the park manager to return from out of state, fill out paperwork, have a credit check and be fully approved before the sale could go through. He informed the property manager that he had given a $400 deposit to the tenant and he was advised that this was not a good idea as at that point there was no contract in place to protect him as he had not been approved for residency. He told us that he had a handwritten receipt from the tenant and felt it was ok because he could always get his money back. He also had alluded to us that his credit was not very good.

There were other calls on the home in question and all were told they needed to come to the office to have a credit check done before anyone would be approved to buy the home and move in. The home was sold to the first person who filled out the proper paperwork, had good credit and had the money to purchase the home. The tenant was informed that he should have never taken money from any prospective buyers and that he would have to return it. He promptly told us that he had already spent it and could not give it back. He was informed that he had better pay the man back as he had no right to take the mans money in the first place. We spoke to this man on the phone several times and worked with him trying to get his $400 (not $1200) back from the tenant, but by this time the former tenant had moved with no indication as to where he was going. The man who had given this tenant the money told us he was going to call the police in regards to the matter and we encouraged him to do so, and we even agreed to explain the situation to them and help him out in any way we could. We even called neighboring parks trying to find him another possible home for purchase.

So I greatly take offense that someone would so blatantly lie and damage a companys reputation when it was in no way the parks fault that this man was out $400.  The park did NOT have a contract with him, did NOT take $1200.00 from him, nor give him any type of bill of sale, write up false contracts or any other such nonsense. The real person he had dealings with in regards to money and falsities was the tenant who fraudulently attempted to sell a home that was not his, and took money that he should not have taken. I would like to see proof of all of the supposed documents in question and end by saying, if you are going to make a public complaint about a business, then you should tell the truth!
