These are the promises made:

EXCELL LOAN MODIFICATIONS, LLC. 1814 East Route 70, Cherry Hill , NJ 08004 

1. Lower your current interest rate.

2. Lower your monthly payments.

3. Re-negotiating mortgage terms on your behalf.

4. Defer all past due amounts  to back of the loan.

5. Forgive a portion or all of your past due amounts owed to the lender.

6. Reduce principal balance of your current loan if it is causing negative equity.

7. Overall making your current mortgage payment reasoanble and affordable to retain home ownership.

And yet, there are more promises:

8. Reduce the interest rate up to 5% but no lower than market currently bears now.

9. On all ARM(adjustable rate mortgages) loans, fix the rates permanently.

10. Extending the term of the loans 40 - 50 years.

11. Defer all past due amounts to the back of the loan.

12. Reduce pricipal balance of loan in the event of negative equity.

13. Forgive a protion  or all of the past due amount.

And this what you pay:

 A mere $3500.00 for modification and another $2600.00 in miscellaneous fees for back payments, lawyer fees for the foreclosure proceedings at hand, plus interest in late payment fees because your friends at the loan modifications companies are claiming to be in contact with your loan company, but never are, but yet they tell you all along a different story. 

AND THIS IS WHAT YOU GET IN RETURN FOR ALL YOUR MONEY THEY GET FROM YOU AS THEY SEEM TO MYSTERIOUSLY MAKE OFF WITH PAYDAY FOR THEM ........AND YOU GET ABSOLUTELY  NOTHING.....NADA.....$0.00.....NOT EVEN A KISS ! ! !

MY MAIN ADVICE TO ANYONE AND EVERYONE IS "STAY WITH YOUR LENDER . IT IS "FREE"  ANYONE TELLING YOU IT IS GOING TO COST YOU, THEY ARE NOTHING BUT SCAMMERS TRYING TO CHEAT YOU OUT OF YOUR HARD EARNED MONEY AND THEY WILL LEAVE YOU "HIGH AND DRY' AND THEY WILL RUN WITH YOUR MONEY ONCE YOU PAY THEM ANYTHIG AND LEAVE YOU HANGING FOREVER!

LAST THING I CAN SAY IS  "BEWARE - BEWARE -BEWARE!"
