Juliano Design Build LLC Michael Juliano JDB Promised a turn-key restaurant but walked off job with all of the money leaving a mess! Aldie Virginia

Mr. Juliano fraudulently claimed he was the lead designer and contractor on a previous project (La Vie) to win our contract. He alleged he was a full service design and construction company and would deliver a fully built turn-key restaurant for us in 3.5 months time understanding we had been given 5 months in free rent. The Sum of his proposal was $389,000.

7 months into the project, Mr. Juliano and his company were not competent enough to ever complete drawings, permitting or inspection. Working illegally without a permit on our project they induced, after the initial deposit, a second and third (final) payment from us alleging they "needed the money for materials".

When we wouldn't pay the 3rd and final payment because he has not met his own benchmarks outline in his own contract he wrote he issued a demand/default letter that said we were in breach of the contract. When we caved in and paid him just so we could hopefully finish the project, he pretended to schedule workers for a week and then he ran off the job leaving it 40% complete with 100% of the project money.

Not only did we incur $40,000 in rent but he never purchased the materials he alleged he had. Notably the HVAC unit, toilets, furniture and light fixtures which we had to buy "again". He never was able to complete drawings, permits or inspections.We are using a legitimate contractor now who is charging us $77,000 to finish our project but this has put us in personal financial doom. I've never worked with such a scam artist.

We lost everything in our dealings with Mr. Juliano. He’s a scam artist who took over $380,000 from us!
