I am writing this complaint in regards to a principal broker, Wade D. Ramey and his property management company, Ramey and Associates, INC., located at 3103 Fern Valley Road Ste 104, Louisville, KY 40213.  I was one of 4 tenants living at 1231 South Floyd Street, Louisville, KY 40203 from April 25, 2014 – May 5, 2015. Tenant Matthew Mines’ parents, paid for the first 6 month’s rent and the security deposit up front to Ramey prior to the signing of our lease.  The other 2 tenants and I paid Matthew Mines for our portion of the security deposit and rent due with a check, see copy of enclosed check #241. I also paid for 30 days of rent for May 2015 even though the property was only occupied for 5 days.  I was told by Melissa or Missy that I had to pay for the entire month of May 2015 even though the property was only occupied for 5 days in order to receive a refund of my security deposit.  She said I would receive a check refund for the remainder 25 days rent and security deposit to the address on my check.  To date, I never received a refund of my remainder of the security deposit of $256.25 nor the refund for the rent I paid for the entire month of May 2015 minus 5 days the property was occupied, $299.61. The refund for the security deposit and May rent should have been paid to all 4 tenants equally.  However, a check was supposedly mailed to Matthew Mines’ parents.  I have no current contact information for Matthew Mines nor his parents to ask for my portion of the refund.

First of all, I never received a copy of my lease until June 2015.  The property manager, Melissa or Missy promised from day 1 that she would give me a copy but never did.  I called the Ramey business office several times in 2014 to request a copy of my lease and was ignored.  I had to ask several times via phone and email for an entire month from May-June 2015 to finally receive a copy.  When I finally spoke to Christy, the accountant, she was very rude and kept questioning why I needed a copy of my lease that I never received.  Only when I threatened to turn them into the KY Real Estate Commission did I finally receive a copy. I also never received a copy of the Tenant’s Move in and Out Inspection until I requested it via email in June 2015. 

Here  is a breakdown of what is owed to me:  $256.25 security deposit ($1100.00 security deposit - $75 deducted for repairs/4 = $256.25) nor the return of the 30 days rent I paid via check , $348.15, minus the 5 days divided by 4, $299.61 ($348.15-$48.53, 5 days rent $194.15/4).  The GRAND TOTAL owed to me is $555.86. Please see enclosed documents as proof of the money I paid for the security deposit and May 2015 rent.
