I hired Rudulph Real Estate to manage my rental property in one of the most prestigious areas of Birmingham, AL, Stonehedge in 2001. The house is large (3650 sq. ft.) and beautiful. The first tenants only stayed a year and there was no problems.

The new tenants were in the house until October 2015 as I was thinking of selling it.  Rudulph had said they were not going to list anymore houses in that area since it was too far for them to manage. He gave me the name of a new property manager. I contacted the new property manager and signed a new contract with them. I decided to re-rent the property

The new manager entered the property and was horrified by the condition of the house and sent me pictures to verify everything he was telling me. Rudulph Real Estate did not enter the property during this time frame of 13 or 14 years and told me he was not responsible since it has been over 10 years and the courts would not side with him. The pictures showed the house had been incredibly abused.

Parts of the ceiling was falling down, the walls needed to be repainted and were damaged, and the carpets were heavily soiled. The outside was missing screens, the wood was damaged and needed to be repainted. The downspouts were missing causing water damage in the basement. The brand new air conditioner units were in bad shape and the indoor filters were never changed.

The house took several months to repair and at great expense. The house is finally ready to move into and is on the market as of the date of this report. Each month the house remains vacant we are losing money since there is a mortgage on the property.

Rudulph Real Estate takes no responsibility for this. I have other properties in other states and the property manager enters the property every so often and whatever needs to be fixed is fixed promptly.

If you have rental property in Birmingham, Alabama think twice about using Rudulph Real Estate. Before the contract is signed the make sure everything looks good. When, of course, it won’t be. They were hired to do a specific job managing my house and they did not do that. A house is an investment whether it is a rental or a primary residence.

You have left numerous negative reviews and have even gone as far as filed a complaint with the real estate commission.  I will be attempting to copy/post the letter from the Real Estate Commission that clears Rudulph Real Estate Inc. of any wrongdoing.  Good luck to you in the future.

Tom,

It concerns me that each of your responses becomes increasingly hostile.  

You have accused me of being racist

You have accused me of being a liar

You are attempting to ruin the repution of my company.

Yet, when I respond to your comments, all you can say is I am harrassing you.   I have posted expenses, timelines and facts concerning your false accusations.  You stated that we never informed you of the issues in the home after the inspection.  I immediately forwared you the original email that was sent to you after the inspection.  You chose to email me back and continue the dialogue.  Every step of the way I have shown that we fulfilled our duties as your property manager.  

I am sorry if you feel you were not represented fairly.  I assumed, since Sharon is a property manager in New Mexico, you would understand that homes need to be painted every few years and carpets must be replaced after a certain amount of time.  Clearly the standards that I have for my clients and my company are much higher than the standards you set for the home you are letting someone rent.

I wish you and Sharon the best and I hoper your recovery is going well.

There was a lot more damage than the carpets. Just accept the fact that you did NOT do your job that you were hired for. Stop blaming everyone but yourself. I complained about YOU and your company and do not appreciate the harrassment.

I have other sites to complain to besides this one including the BBB. I just want some answers and why you continue to lie.

Again, you are mistaken.  I emailed you and your wife the move-out slides on 9/11/2015.  I just forwarded you the original email.  I also have the emails that were exchanged between New Location Realty, your wife and myself.  

 

Your wife refussed to accept that we could not charge the tenants for carpets/cleaning since neither had been done in over 10 years.

Rudulph Real Estate,

Everything you said is not the truth Youy are a liar. All the stuff you mentioned were the damages we found out about when the tenants left. You sent us no work orders except for the air conditioner which was replaced,

The abuse and damages to this house was more than 10K and counting plus 6 months that it was off the market. You never checked on or saw that property in over 10 years. The tenants were pigs and a lot of the damages were caused by them and their stupidity.

By the way Sir, Stonehedge is still a prestegious area. Just because there are professional African-Americans does not mean the neighborhood is undesireable just because it is in the city limits of Biurmingham. I believe you are a Racist!  

Your father promised us our property would be well taken care of. You are ruining his business and just because a property is not where you want it, is not a reason to take care of it. That is a beautiful house and we did not deserve your treatment. 

You are not worthy of more words.

Tom,

You hired Rudulph Real Estate Inc. to manage your dated home in a once prestigious neighborhood of Birmingham, Alabama

Previous tenants:

Your most recent tenants took possession of the property in 08/2005.  The only work you had done prior to the tenants taking possession of the home was the removal of wall paper and painting of the foyer.

 

Due to your lack of commitment to taking care of the property, the decision was made to no longer work with you once the tenant vacated the property. This is the same reason I refused to list your home for sale. 

 

Example:

From 2003 – 2009 there were 15 work orders placed regarding your HVAC unit.  You refused to replace the unit as was recommended by my office and the HVAC contractors.

 

 

I sent you pictures of the property after my move-out inspection.  I paid to have the grills and swing set removed due to the fact that they were left on the property by the previous tenant in 2005.  The funds for that work was sent to the property manager I referred you to after your tenants vacated the home.

 

I informed your wife, who is a property manager and knows that what I am saying is true, that due to the fact that your carpets are over 10 years old, we would not be able to charge the former tenant for carpet cleaning.  According to the Jefferson County Small Claims Court, you cannot charge the former tenant for cleaning carpets that are 7 years old or older.  Your carpets are/were over 10 years old. 

 

The same can be said for painting of the interior.  According to the Jefferson County Small Claims Court, normal wear/tear is expected/allowed.  You cannot charge tenants for scuffing and nail holes.  “The owner of the property should expect to repaint the home whenever a tenant vacates a property”.  We do not require the owner to repaint every time a tenant vacates the home.  On average, we have the interior of the homes painted every 3 to 4 years.

 

For you to expect/demand that I hold the tenants responsible for cleaning carpets and painting the interior of your home that had not been done in over 10 years is another example of why you were fired.  This is also a good example of why the Alabama Landlord Tenant Act was passed.  The Landlord Tenant Act is meant to keep slumlords from taking advantage of their tenants. 

 

Overall, you have spent very little to update your home since you brought us on as your property manager.  You made it clear to my office that you had no interest in holding up your end of the management agreement when it came to making repairs in a timely manner.

 

Expenses to you since the tenant took possession in 2005:

 

HVAC:  $7,050: This includes 2 x service calls in 2006, 2007 and 2009.  The 2nd service call in 2009 is when you agreed to replace the unit.

 Garage Door: $347.00

 Painting/plumbing/gutters: $4,431.58: Major plumbing and roof leak issue.

 

 My hope is that your “complaint” will deter other "cheap" and "unreasonable" home owners from contacting my office about managing their property.  We manage properties throughout Jefferson and Shelby Counties.  We take pride in the fact that potential renters praise us for the condition of our properties, compared to those of our competitors.  We hold tenants/owners accountable for what they are responsible for concerning maintenance/updates to the property.  We expect rents to be paid on time as well as payments for repairs from the owners.  We refuse to work with people who are unwilling to follow our process.
