We hired Wiliam Trey Trout III aka Trey Trout of Trec LLC for our house remodeling project.

We were initially quoted $40.000 for the whole project and signed a contract. We ended up paying over $65.000 after contractor told us that he will not be able to finish within initial budget. The contractor told us he will not charge for his labor after we had reached $45.000 but only for material and labor cost of his sub-contractors and employees. Once we reached $65.000 I informed the contractor that I can not spend more.

Next day contractor sends us an email that he won't come back because he can't work for free.

The contractor did not pull required permits and did not consult and involve other professionals needed to assure security for what he was going to do.

E.g.; statically changes were done which would have required professional consultation like from an architect.

The county's building inspector put a stop on the construction after he looked at the work done due to security and safety issues. The inspector called Georgia Power immediately to disconnect power to the house.

Electrical and plumbing and other needed permits were not existent and we had to pay fines to the county.

I pulled a permit now as a homeowner to continue renovation. But the scope of reworking everything that has been done wrong and just to bring everything up to minimum building codes even, exceeds by far our financial resources.

Bottom line the contractor turned a working and safely habitable house into a not secure inhabitable house.

He destroyed our house.

We are now being forced to pay rent and can't move in our house due to all the issues described since September 2016 and don't know how to move back into our house.

Contractor is simply not telling the truth.

Most of his reviews (if not all) are fake (made by friends and family) and the images he is claiming as his work as well.

Be aware you have been warned!

This review I have posted is only to protect you from the same happening to you. I have no gain in posting this.

I learned my lesson the hard way!

If you hire a contractor make sure he is:

Licenses, Bonded, and Insured

A note about is insurance. He carries only $200k General Liability with Western World Insurance.

I did not know what that means till I had to file a claim -which was denied.

Basically, it only covers accidents if someone gets hurt at the job, that's pretty much all.

You want to make sure that your contractor at least has a current bond in place (with an amount in place that will cover your renovation cost and more) and even better an insurance which covers his workmanship.

In all my years of business I have never come across such a dishonest and manipulating customer. Tansel started his project by himself without a permit and hired another subcontractor to completely demo his house to literally dirt floors. I was then brought in as a subcontractor to be paid weekly to do a set amount of work. Countless change orders were made and I ended up working for free for over 6 weeks to keep my end of the deal even though I did not get paid for any of the change orders that were completed and valued around $50,000 nor 20 windows valued around $10,000 that I purchased and installed in tansel's home. Tansel

refused to pull a permit because he started the work without one, wanted to save money, and also converted his single family house into 2 units which he knew would not pass code. After Tansel quit paying all the subcontractors including myself we told him we could no longer work for free. He then filed police reports and lawsuits against everyone involved with the project that he hired. Attached are the before and after pictures of the project. (Also the door that he submitted a picture of was an interior door that HE purchased and told us to install so that he could save $100. I told him it wouldn't last a week but i was hired by him to do what he

wanted to so i installed it ) I take pride in my work, my customer reviews, and my business. If you look at all my other reviews you can see that I have never done a customer wrong and I always keep my word. Tansel has filed false police reports against me and all the others involved, filed a insurance claim against me that was denied, reported my license to GA contractor board and i was found innocent of the charges, reported me to BBB, and for the past 6 months left bad reviews on every website he can find. I went above and beyond to keep my word to tansel and deliver the best product possible for the limited amount of money he provided. In

the grand scheme of the project i ended up loosing over $10,000 in time, material, court cost, employee wages, etc. I hope no one ever has the pleasure of working for homeowners of this type. In his review he mentions consult with engineers or architects... His budget was so tight we could not even higher concrete finishers, or AC installers but he demanded us do it ourself which was never in our original scope of work. I learned many lessons on this project. But my conscious is clean because i know that i kept my word on what i said i would do and delivered a great product. It is not my fault that the city caught you, fined you, and made

you redo your mistakes. As homeowner and project manager it was your responsibility to pull permits and do the work to standard the moment you decided to demo your house to the dirt.
