I am a mortgage broker.  Payoff911.com contacted one of my employees about purchasing mortgage leads from them.  He passed the info to me and I contacted Christina at the company.  They promised 10 exclusive leads for the price of $350.  They do the cold calling to people that have current mortgages, talk to the client, do their own version of an application on them, and if that person is interested and meets your requirements, they then set a scheduled phone appointment with that client for the next day or two where you call and make a sales pitch.  We were told that if the client did not answer the phone at the scheduled time, or if you called, made contact with the client and they said they were not interested before you even made a pitch, or if you make a pitch, pull credit and their credit score is below your minimum then you could return that lead for a free replacement.  Sounds too good to be true?  Well it was.  I made a purchase of 10 leads for Chattanooga, TN (as I was told they could generate leads for the zip code you specify) and 10 leads for Atlanta, GA as I have an office there that wanted to try.  We were told that we could apply filters at no cost, specifying minimum current interest rates, minimum FICO, minimum loan amounts, zip code and so forth.  I made the initial purchase on Friday March, 7 and was told that the leads would start coming in on Monday the 10th and that they would come in fast.  As many as 5-10 on Monday.  Whatever I didn't get on Monday would be on Tuesday.

Monday came.  No leads.  Tuesday came, no leads.  I emailed Christina and they said they had issues getting me in the system and I would be getting them the next day (Thursday).  Next day, no leads.  Every day for the next two weeks, I was told they would be coming in the next day and they never did.  I finally emailed the owner, Michael Crawford on Monday of the 3rd week.  He said we weren't in the system, he did not have us set up, but would and we would start receiving them.  On Wednesday that week, we finally started getting the leads.  And they did come in fast.  I received 10 leads in about 1.5 hours.  All of them were from GA.  After then 10th lead, I received an email from Michael stating my order was complete.  I asked him about TN.  He didn't know we had ordered and paid for those as well.  So the next day, TN leads start coming in.  I got a total of 9 of those.  Never received the 10th.  Of those 19 leads, they ranged from Memphis to Knoxville in TN and all across the state of GA as well.  Half of them did not meet the filters we specified for interest rates or loan amounts.  We called them all anyway.  At least 12-14 of them did not answer or when we said we were with a mortgage company (remember, they were supposed to be expecting our phone call at a scheduled time) they either said they were not interested or didn't know we were going to be calling and didn't want to talk to us.  Of the other few that actually answered their phones, some were bad credit or didn't meet a benefit.

We tried to return these leads and were told that they only will do returns for bad credit.  That what we were told about returning all the others was false.  After some going back and forth, Michael promised me that if purchased another 10 leads from him for $350, he would give me an additional 6 to make up for the others.  Stupidly, I thought I saw the good in him and agreed.  I made the purchase.  After 3 weeks of not receiving leads that time, with no word from him, I emailed and asked if we were forgotten about.  He said no, but offered up excuses as to why he wasn't able to get us leads.  Same as he did the first time.  Finally, I told him I just wanted a refund.  He agreed and I gave him my address to send the refund.  Another 3 weeks later, after I had not received the refund, I called Michael.  He offered more excuses as well as saying he thought it had been sent.  He would check with accounting (his wife) and make sure and get back to me the next day.  I never heard from him.  That was on April 23rd.  Since then, I have made multiple attmepts to email and call him and have never received a word from him.  So at this point, he flat out stole $350 from me.  As well as the previous $700 for the worst leads I ever received based on lies about returning bad ones.  

I'm doing what I can now to get some of my money back.  Because of the length of time everything took, it was too late for me to file disputes with my credit card company.  I've filed a complaint with the BBB and am now writing this hoping for help.  I have my lawyer on standby to go that route, and she is ready.  But I use her as a last resort, as I hate to pay her any fees for $1050 worth of crap.  

So, as a warning, do not do business with Payoff911.com.  Michael is a crook and will simply take your money and run.  If you get anything from him, they will be the worst leads you can imagine.  I'm sticking FreeRateUpdate.com and even LendingTree.com as they actually honor their sales pitch and will not steal your money.
