My husband and I are currently renting a property from Brewer Caldwell. I began keeping records of all phone calls, emails, maintenance work etc. I can't begin to exlplain the numerous problems we have encountered. Here is just part of my records...

13FEB08 1248
We called Travis Bohling of Brewer Caldwell about rental seen on craigslist.com. Home is 4 bed, 2.5 bath, 2 car garage, 2453sf, renting at $1050 per month, $965 per month with one year lease. Address in Buckeye, AZ

13FEB08 1340
We arrived at property. Used key left on top of electrical panel to gain access.

13FEB08 1358
Travis called us. We told Travis we were very interested, how do we move forward with application? Travis will email application. Only 3 requirements. Credit under 550 will need 1.5 months rent as deposit. Income must be 2.5 times the rent. No issues with previous landlords. We asked Travis about repainting with semi-gloss and landscaping backyard. Travis said he would ask owner, owner will most likely landscape if we agree to maintain, painting also a possibility.

Travis emailed. Here are the forms you need to complete. I will also need for you to fax me copies of paystubs to 480-212-7042. Let me know if you have any questions. Attachments: Right of Refusal, Rental Info @ $965 per month, Credit Card Authorization for $500 Earnest Deposit and $15 Office Fee

We called Travis. We revisited property. We asked Travis about fixing crack in master bedroom, crack in bedroom 2, magnet on shower door does not seal, red stain in carpet in bedroom 3, touch-up paint not same color as original, house needs cleaned. Travis said he would have all these items taken care of before proposed move in on 21FEB08.

19FEB08 1053
We called Travis. Owner countered with $995 per month despite the offer online of $965 per month. Travis also informed us that another family had submitted an application on house but had not submitted $500 earnest deposit even though we paid $500 earnest deposit to remove the rental listing. We asked Travis to counter with $980 per month.

Travis called us. Application approved by owner at $980 per month. Made appointment to sign lease at 1500.

19FEB08 1500
We met with Travis at Brewer Caldwell. We signed lease. Rent $980 per month plus tax $19.60. Deposit $1447.50, February Rent pro-rated $ 326.67, March Rent $999.60, Application Fee $40, Management Fee $195, Sales Tax $6.53, Lease begins on 21FEB08 @ 0800 and ends on 31JAN09 @ 1700, Property Manager Ryan Haueter, Landlord agrees to deliver 2 house keys, 2 mailbox keys, 2 garage door openers upon possession, Owner to provide a 1 time pest extermination treatment prior to move in. Travis told us that Dan, maintenance contractor, would fix touch-up paint, clean house, re-key house and leave keys and garage door openers on top of electrical box on 20FEB08. Travis asked us to schedule pest control as Brewer Caldwells company was not available until the following week.

We called Contractors Pest Control.

Contractors Pest Control serviced property.

21FEB08 0858
We emailed Travis. We went to the property and the locks have not been changed, the paint was not fixed, the house is not clean, and there are no garage door openers... so it looks like no one has been to the house. Do you know when these things are going to be done? We have the moving truck today only so we need to move in, but we want to make sure everything will be done ASAP... thanks!

Travis emailed us. I have sent your email to Ryan. He tells me that Dan tried to go back yesterday and match the paint but was unable. He has promised me the key and remote situation will be resolved today. The property managers and maintenance vendors are in a meeting right now but once they are done I will talk with Ryan and have him call you with an update. Please let me know which # Ryan will be able to contact you at this afternoon.

We emailed Travis. You can reach us at ***-***-****. If he couldn't match the paint... what does that mean? What happens with that now?
We will most likely be arriving at the new house sometime right after lunch, maybe 12-1pm. What time should we expect keys, etc...?

We arrived at property for move-in. We used key on top of electrical panel to gain access. No keys, no garage door openers, no cleaning.

21FEB08 1303
We called Travis. We asked Travis when to expect keys, etc. Travis transferred us to Ryan, the property manager. Ryan told us that the maintenance contractor was in Buckeye and would be by the house later that day. Ryan gave us the maintenance contractors name and number. We told Ryan that we had begun cleaning the house to move in. Ryan told us that he would credit a few days rent for cost of inconveneice. We told Ryan that the front and back yard were littered with weeds and needed a one time clean up before tenant maintenance. Ryan agreed to have landscape cleaned up as soon as possible.

21FEB08 1315
We called Dan, maintenance contractor. Dan said that he was in Chandler and would not be in Buckeye until 25FEB08.

25FEB08 0900
Dan arrived at property. Dan gave us 2 house keys and 2 mail box keys. We walked Dan through the house detailing issues. Crack in master bedroom, crack in bedroom 2, magnet on shower door in master bathroom does not seal, red stain in carpet in bedroom 3, touch-up paint not same color as original, garage door squeals, need garage door openers, toilet in master bathroom runs water after flushing, crack in grout between tile and bath tub in master bathroom, crack in grout between tile and bath tub in guest bath upstairs, several emblems on fixtures and appliances missing, dish washer does not readily close. Dan told us that he did not have a work order for the property so he did not have garage door openers and was not told about any maintenance needs in the house. Dan said he was going to Brewer Caldwell later that day and would ask for a work order. Dan told us he would be back on 26FEB08 with garage door openers.

25FEB08 1011
We called Travis. We told Travis that Dan did not have a work order and did not re-key the house. Travis transferred us to Ryan. Ryan said he would talk to Dan when he came in and be sure he went upstairs to maintenance to get a work order before he left. We relayed to Ryan all the maintenance issues. Ryan said that he would put everything on the work order.

Dan arrived at the property. Dan attempted to sync garage door openers and was unsuccessful. Dan said he would come back another day with garage door openers. Dan said he did not have time the previous day to go to Brewer Caldwell and he would email them.

We called Dan. Dan said he did not have a work order.

27FEB08 1355
We called Travis. Left Message regarding Dans work order.

27FEB08 1522
Landscaper called us. Landscaper asked for address and directions to property and what needed to be done. We explained the need for weed removal and watering system check. Landscaper told us he would complete work on 28FEB08.

28FEB08 1143
We called Dan. We told Dan that the keys we were given did not unlock or lock the doors. Dan said us could make copies of the original key and he would reimburse the cost. During the phone call water began pouring from a light fixture in the kitchen as well as the dry wall of the ceiling in the kitchen. Dan told us to call Travis.

28FEB08 1146
We called Travis. We told Travis that water was pouring from the ceiling in the kitchen. Travis said he would transfer us to Ryan. Travis returned to the line and said Ryan was busy. Travis asked what was causing the water. We went upstairs and discovered the toilet in the master bathroom was clogged with toilet paper and the water had not stopped running after being flushed. The bathroom was flooded and the water was leaking through the crack in the grout between the tile and bath tub. We stopped the toilet from running water and laid towels on the floor to sop up water. We went downstairs and laid towels in the kitchen to catch water pouring from ceiling. Travis asked for our phone number and said he would have emergency plumber call.

We called Travis. No Answer.

28FEB08 1400
We called Brewer Caldwell. Receptionist told us that Ryan and Travis were out of the office. Receptionist transferred us to assistant manager in maintenance. We told AM about water issue. AM said that he did not see a work order for the property and would place one. AM said that someone would call by the end of the day.

Plumber called us. Plumber said he received work order for clogged toilet, nothing else. Plumber said he would be at the property around 1600 on 29FEB08 and would write an estimate for repairs to ceiling in kitchen. We explained that Mrs. ******** should not be home and Mr. ******** would be on call at work and possibly not be home. Plumber asked that keys be left if we would not be home.

28FEB08 1751
Landscaper called us. Landscaper said he was unable to service property that day and would come by on 29FEB08.

29FEB08 1116
Landscaper called us. Landscaper asked for address and directions to property and details of landscape needs. We explained the weed problem and asked that watering system be checked and set to turn on and off automatically appropriately.

29FEB08 1130
We called Plumber. We told plumber that Mr. ******** was called in to work and no one would be home. We told plumber we left key on top of electrical box. Plumber affirmed that he would be by later that day.

29FEB08 1731
Plumber employee called us. Plumber employee asked for address and directions to property. Plumber employee stated that he was coming to unclog toilet and nothing else. We told plumber employee that we had explained to plumber who called previously that kitchen needed repairs and plumber had agreed to write an estimate. Plumber employee agreed.

29FEB08 1921
Plumber employee called us. Plumber employee explained that he had replaced multiple parts of toilet flushing mechanism. Plumber employee said he also took photos of damage to kitchen ceiling and would give them to his boss. Plumber employee stated that he left key on top of electrical box.

29FEB08 2000
Mr. ******** arrived at property. Landscape weed clean up complete.

We have now lived in this house for over a week and still do not have keys, mail box keys, garage door openers. There is still a crack in master bedroom, crack in bedroom 2, magnet on shower door in master bathroom does not seal, red stain in carpet in bedroom 3, touch-up paint not same color as original, garage door squeals, crack in grout between tile and bath tub in master bathroom, crack in grout between tile and bath tub in guest bath upstairs, several emblems on fixtures and appliances missing, and dish washer does not readily close. The property manager no longer answers our phone calls and does not return messages. DO NOT hire this company as property manager and DO NOT rent from them!!!!!

You kept all those notes, but didn't DO anything about it? Did you file a BBB report? Did you contact the Maricopa county DA? Did you file a report with the FTC?

I'm currently gathering a list of people that are dealing with Brewer on a collection issue. I suspect I am not the only one with which Brewer is not dealing fairly.

I will not go into the problems we had with this company, but will tell you your best bet is to find a way to get out of the lease legally and find a home that is for rent by owner. We were client of Brewer Caldwell and trusted then to take care of 2 properties we owned. From the beginning there was nothing but problems. It wasn't until we got in contact with one of our tenants did we realize how incompetent this company is. If I were you I would find our who owns the property and talk with them, chances are they are unaware of the problems just like we were. You can also file complaints with other agencies. Good Luck
