Jacob Greenberg JJ BOOKS VACATION HOME AND CANCELS New City New York

On Aug. 20, 2015 Jacob Greenberg called me and booked my vacation rental home for Aug. 23, 2015 thru Aug. 25, 2015. I took it off of the market and sent him a short term lease agreement asking him to sing and return after he gave me his credit card information and told me to charge the $500 deposit. On Aug. 22, 2015, I sent him an e-mail reminding him that I need the short term lease agreement and could not give him an extra two days unless he booked them before anyone else. Mr. Greenberg and his wife arrived on Aug. 23, 2015 to check-in and he gave me his credit card for the remaining $70 balance that he owed. While checking him in I informed him that he would have to check out on Aug. 25, 2015 as agreed upon. He took a tour of the home and wanted to stay two more days however it was booked so he walked out without asking for a refund or signing the paperwork. The other party would have taken the time he booked. I feel he cheated us by booking the property for two days and threatening to call the credit card company. Our policy is no refunds unless it is re-rented. The fact that he paid the $70 is proof that the $500 was an authorized charge. If I had waited to tell him that he couldn’t have the extra two days he would have signed the receipts and lease agreement.
