on 1/1/2022 I moved in. From day 1 I had issues. I notified them about it through a text message to the number they were texting me from and didn’t hear nothing back from them til the 6. Parking lot was covered in snow and the HOA was about to tow my car, so my 78 and 75 year old parents had to come shovel me out.

No answer as who do I report too about the harrassment and the lack of duty of care. On 1/3/2021 I sent a copy of the move-in inspection with notes about the cleanliness of both the condo and the carpet, for I woke up with allergy type symptoms of sores in my nose and difficulty breathing. After sending an email to the owner Alex Cheung, did I finally receive feedback regarding the carpet and the cleaning.

They provided me some invoices, however, I have pictures of the carpet plus the built-up food against the back splash, left-over food particles between the stove and the cabinet. Leftover food stains and build-up against the wall I can only assume the previous tenant kept their trash. Every corner of the apartment had built in dirt, and left over stains from the previous tenant, cobwebs running down the walls, the hot water heater had built up old dust from years caked on it, you walk across the carpet with socks my socks were stained, and had dog hair on it.





After Dave from 5star neglected to show or call nor text when the scheduled carpet cleaning was on, I have text message receipts of this as well, along with an email to Real Estate Gladiators and Alex Cheung that I would be getting the carpet cleaned and that I would be deducting that and the $150.00 professional cleaning fee from my rent, cause I had to do the work, and I have fibromyalgia and a respiratory condition and Dust and Mold are highly allergic for me. I told them this.

I received no response. That was 17 January 2022. On 1 February 2022 I paid my rent and deducted $195.00 from my total. I paid the $25.00 concierge fee. And I sent an email to them letting know I was waiting for the account to be updated. It was then I was told by Katherine that they would not be crediting my account because I gave Dave a hard time and would not let him in. Which, was a straight up fabricated lie. After I took my review to Google I received an email from Tracy stating they would be more than happy to let me out of my lease.

And everyday until I demanded her to stop did she stop this email. I contacted Alex, whom I truly thought being a owner, he would intervene with the mess considering I was showing proof. However, his take was basically if you have an issue with being ripped off you can leave, so I had to start looking for a place. After being approved for the new apartment I notified all parties involved of my departure. It was at this time I started going over the Google Reviews and then noticed a pattern.

They take care of the investors while taking from the tenants. I finally received the Deposit Refund check and I was appalled to find that they billed me again for the carpet cleaning again. They took $305.00 from the deposit. And provided me with another shoddy invoice. This time the invoice doesn’t quite add up to the amount they charged me, but that’s beside the point. The issue is they predicate on people they know don’t have the means to fight back.

Washington Land-lord Tenant Laws don’t mention deceptive trade practices. So here I am making a report against the WORST management company I ever had to deal with. And I have lived in many states and 3 countries outside the US and never in my military nor civilian life have I experienced such underhanded shadiness from people. I notice they only add 4 star ratings to their profile on their business page. I also notice they only respond to people that they don’t have to give an answer too.

Charging a tenant $250.00 for a mailbox key when the post office doesn’t even charge $50.00. They take peoples deposit after doing them wrong just look at the other Google reviews. The level of shadiness is beyond unprofessional, the quality of care for the property is below standards, the adverts they use are outdated and fabricated. I can go on. I can provide pictures. There’s reviews. However not enough exposure for people to see the TRUTH.
