Smith Buss & Jacobs seems to have a problem with attorneys who have delinquent registration. Two of their attorneys, one Domenick Tammaro, represented Estates of Crystal House cooperative in White Plains, NY for months while his registration as an attorney was delinquent. As of the date of this posting yet another attorney at this firm, Eric P. Blaha has delinquent registration. This law firm states on their website "In everything we do, we focus on client value, and this makes us exceptional" yet these attorneys practice with delinquent registration? This firm also has a tenant and vendor relationship with the property management company, Prime Locations of Yonkers, NY whose offices are located in the same building, 733 Yonkers Ave, Yonkers, NY 10704 as Smith Buss & Jacobs. 733 Yonkers Ave is owned by Thomas W. Smith, one of the partners of Smith, Buss & Jacobs law firm. Prime Locations manages some residential buildings in Westchester County, NY and Smith, Buss & Jacobs also represents some of these same buildings.

Do either Smith Buss & Jacobs or Prime Locations property management disclose to these building's cooperative boards that they have an existing business relationship?  Could this be considered a conflict of interest? If you read on line reviews about either Smith Buss & Jacobs and Prime Locations property management, they do not have a very good reputation. Prime Locations also violated NEW YORK HOUSING LAW §223-B multiple times by charging legal fees to a shareholders maintenance account after they shareholder reported the cooperative and managing agent for failing to make timely repairs to their unit after multiple requests. After the building department was notified, the cooperative, Estates of Crystal House of White Plains, NY was obligated to make every single repair that was reported.

They are also accused of inventing 'defaults' to charge thousands in legal fees to shareholders, selectively enforce house rules, threatened eviction during COVID for false accusations of breaches of the lease and do not make timely repairs allowing the buildng to deteriorate. Frank Sarrapochiello is the president of Estates of Crystal House cooperative in White Plains, NY he is a FINRA employee that also colluded with David Amster, the president of Prime Locations management to violated NEW YORK HOUSING LAW §223-B to charge a shareholder thousands in legal fees for reporting the cooperative for failing to make repairs due to serious damaging building conditoins which violated the warranty of habitability.
