I owned a lot on the Laguna in Puerto Aventuras, Q. Roo, Mexico. Richard Houghton approached me to do a joint venture on my lot to build condos. He told me he had a successful real estate company, a successful construction company, marketing company and rental mangement company. I agreed to do the project on the lot I owned.

We formed a Mexican Corporation with me personally owning 50%, another partner owning 25% and Richard Houghton owning 25% of the business. Our agreement recognized me as the Controlling partner to fully manage all aspects of the business with a 70% voting rights to all matters related to the business.

We built 19 two and three bedroom condos at our project, named Villas Aqua and sold 12 of the condos, prior to the Covid Pandemic. As the developer of the project, I was only involved with the delivery of the sold condos to our owners, which was completed with delivery deposits upon the payments from the owners.

I was also responsible for the completion and governmental approval of the Condominium Regime for the delivery of the deeds which was delayed for one year due to the Municipal offices being closed because of Covid and due to my Mexican partner, Richard Houghton delaying the process with the attorney he hired for this job.





All of our owners that purchased a condo at Villas Aqua, signed a separate rental agreement with Richard Houghton to rent their condos and a separate agreement with payment to purchase the furnishings and linen package for their condos from Richard Houghton. I had nothing to do with these contracts between the owners and Richard, this was his separate business.

Soon after the condos were completed, Richard Houghton opened a hotel operations at the resort named; Kasa Hotel Riviera Maya and started renting out the condos that were owned by our owners. The owners soon discovered that some of the furnishings they paid in full to Richard Houghton were never delivered to their condos.

After a few months some owners changed the locks on their doors and took position of their condos because Richard Houghton did not pay them even $1 for the rentals of their condos to nightly hotel guest. All the other owners in the rental program wanted to also change the locks on their doors to prohibit Richard Houghton from renting their condos but they were not allowed to get into their condos because Richard said they were rented with guest and the owners could not get into the condo they owned.

It takes a 75% HOA vote of all the owners to remove the hotel rental mangement company. As the controlling partner of the Mexican corporation that built the Villas Aqua project, I decided to vote to have Richard Houghton removed as the Hotel Managment company through a vote to be held by the HOA with the votes I controlled of the unsold developer units along with those owners that wanted him removed from the project. 

My minority partner, Richard Houghton found out we were planning to have this vote to remove him. So to control his own destiny too not be removed as the hotel rental managment company, Richard Houghton along with his crooked attorney/Notary (Gilberto Guzman), illegally removed me from my postion as the controlling partner of our Mexican corporation and placed Richard Houghton as the managing partner through an assembly of the shareholders.

The problem with doing this is as the managing partner, I was the only person that could call for a shareholders meeting and it is illegal to call a shareholders meeting without notifying the other shareholders of the meeting. When none of the shareholders attended the meeting they knew nothing about with the exception of Richard, his attorney called the meeting official with a 50% quorum when Richard only owned 25% of the Mexican corporation which the attorney knew because when the corporation was formed he did the Notary work and recording of the documents that showed me as the 50% owner and Richard as only a 25% owner.

With Richards now official ILLEGAL removal of me as the managing partner and himself appointed as the managing partner he could control the votes of the developer owned units and protect himself from being removed as the hotel rental managment company. Richard then removed me from access to our Mexican corporate bank account and put his name and two of his employees names on the bank account.

His next step was to remove all my personal belongings from one of the developer owned condos I was living in as part of my capital distribution from the corporation and change the door locks while I was away at dinner. My clothing and other persoanl items were in the parking lot and I had no way to get into my unit and no where to live. He had a security guard stationed at the door to my condo so I could not break back into my own condo. 

I have an attorney that is filing both civil and criminal charges against Richard Houghton and in time I will get justice. But as you may know the legal wheels of justice turn very slowly in Mexico, especially when you are up against someone like Richard Houghton that does things like this for a living and knows exactly how to circumvent the system and has an attorney/Notary that works with him to somewhat make it temporarily legal while you have to spend thousands on attorney fees to get the justice you deserve. 

I have since found out that Richard has a long history of doing this to other partners and to hundred of individuals through the sale of condos that were never completed or even started, rentals of the owners condos without any payments to the owners. Owners that changed their locks and were living in their condos or rented their condos to longterm renters, Richard would turn off the electricity so the people would vacate the condo and then he would change their door locks again and not allow them back into their own condo, while renting the condos once again to make money for himself with no payments to the condo owners.

There are many civil and criminal charges against Richard and his crooked attorney seems to find a way to make the justice process last years to keep Richard safe and the owners continuing to spend money on legal fees without the use of their condo while it is being rented.

I am currently working with the owners that purchased condos at my project, Villas Aqua to find a solution to remove Richard Houghton from all our lives and make the resort the place we all envisioned it could be. 

For anyone reading this report, whatever you do stay far away from Richard Houghton! He is a thief, a lier, a con man and cares not who he harms as long as it is his gain. Also, stay far away from Gilberto Guzman the attorney that is in with Richard on all these illegal activities. Mr. Guzman is also a Mexican Notary which gives some more weight to all these illegal activities. Both these individuals will eventually get what is coming to them, in this world or the next and hopefully this comes soon!
