I own 2 rental homes. I replaced the toilet valves (4 total) with American Standard SmartValve 2000 repair kit. I paid extra money for these super quite units. The package says 5 year warranty. I wanted my tenants to enjoy quite use with no problems.

About 3 months after replacing them both my tenants complained they were making a high pitched noise. After investigation I fixed the problem by buying new replacement seals for the valves. The seals were making noise because they never totally shut off the water. I thought it was a fluke. However, I am now replacing the seals about every 2-3 months in both houses. I dread having to replace all four units again with some other brand.

I have not approached American Standard because it's not worth my time and extra hassle. I just thought I was buying the best I could find and it turns out SmartValve is fundamentally flawed!!!

You have a good suggestion Joe and this could be the problem.I am a licensed master plumber in five states and have used american standard for years.They have a good product.And Bob,I'm sorry that you are having this problem and if you would call American Standard direct,they will send you or tell you where you can get the parts for free.

I know these poeple.But,first,check your water preasure.

I recommend that you check your water pressure

I am a plumber with 28 years of experance, and I recommend that you check your water pressure. It should be in the range of 55 to 65 pounds per square inch. You can purchase a guage that screws on to the exterior faucet (or hose bibb), at your local hardware store. Be sure to test on the back of the house. NOTE: the front hose bibb is normaly under full pressure, as delivered by your water authority. It may be that your pressure reducing valve;(P.R.V.), needs to be replaced. I would recommend that you have a licensed plumber to this. Good Luck!
