I have had numerous issues with this organization, but I will focus on a few.

1) Security deposit balance from my old unit was transferred to the new (renovated)unit, after I was asked to move, so they could renovate my old unit. No one would explain to me why they transferred the deposit balance instead of issuing me a check. My requests about the deposit were ignored. I had to pay a new deposit for the new unit. They finally held on to my entire deposit, for the 2 units, after I terminated my new lease early. I still wonder why they did not refund my initial deposit balance within 30 days, as required by state law. I am considering filing a lawsuit, so a judge could decide if I should have gotten the deposit balance from my old unit. I think I have a good chance of winning. When I filed a BBB complaint to ask about the deposit refund, their response only focused on the fact that I terminated my new lease early and signed a form stating I would not receive a deposit refund. They would not respond to why the transferred the deposit, but talked about how they provide tenants with an awesome option of finding a replacement tenant instead of paying three months' additional rent to break their leases. I believe they kept the initial deposit so they could hold on to more money in case they had to withhold my new unit's deposit.

2) I got an email from the maintenance manager, stating that they would charge me $50 for my maintenance request for a kitchen sink leak, because the technician said that I removed the garbage disposal, which caused the leak. I had truthfully responded to the technician that I did not remove it, when he asked. He probably did not believe me and told the maintenance manager. Thankfully, no charge ever appeared on my ledger.

3) I was charged a bogus $100 maintenance fee. The fee was added to my ledger with only two words in the comment section, so I initially misunderstood why they were charging me. I emailed the maintenance department to ask about the fee and got a very rude and unprofessional reply. They would not reply after I replied with an additional question - if they could deduct the fee from my security deposit, if they had to charge me. No surprises here, since they intentionally ignored all my questions about my security deposit. They simply wanted me to shut up and pay. They even charged a $50 late fee on the fee, even though the lease states that late fees apply to late rent.

4) They can be very dishonest. The ad for our apartment was listed as 750 and 700 square feet. The apartment is actually around 540 square feet. I recently moved to a new apartment (not owned by Asprient) that was listed as 622 square feet and I could tell, even without measuring, that it was larger.

5) Management can be extremely rude and unprofessional.

6) A portion of the security deposit is not refundable. They charge $75 cleaning fee and $50 - $90 city inspection fee. The cleaning fee is supposed to go into cleaning the unit after you leave. However, there have been reviewers that said their units were dirty when they moved in. Even though I moved into a freshly renovated unit, my fridge was dirty. There was food debris from the old tenant. I had to thoroughly clean the fridge before putting my food in it.

I became their tenant after they purchased our apartment building, roughly 5 months after I moved in. Rent was increased after the purchase and has been going up. Tenants could initially park for free, but now they have to pay $50 per month. This is, of course, my experience. Do lots of research before choosing an apartment. If you are considering Asprient, think again! They have been purchasing new apartment buildings. I would move if they decide to purchase our building.

The company seems to be a scam.  They eventually decided to refund the security deposit after I sent them a demand letter.  They had said they would not give me a refund and claimed they would continue to come after me for the bogus maintenance fee if I kept bothering them about the deposit.  I said they could just use the deposit to pay the bill.  The refund was for only $30.  They reduced the amount that I paid in security deposit and made a bunch of deductions.  I wish they never bought our building.  I had a lot more peace of mind before the purchase.
