These people are infuriating. They are unimaginably difficult to deal with. Last September they said they hadn't received my payment so I sent a second check. They received and cashed both in September but continued to charge me late fees and inisist I was a month behind.

It got to the point that all I wanted to do was refinance but they won't even let me do that. I've been trying to payoff the loan for months and they won't accept it. First they said I had to pay additonal late fees. I believe the fees are in error, but I paid just so I could refinance. Then they said I was still a month behind although my bank records show that I should actually be a payment ahead now. Again, I didn't agree but I really want to pay off this loan and be rid of them so I made another payment. Then they said not to make my current payment until the extra "catch-up payment" posted or it would be applied to principal. That took two weeks.

Now my current payment is late and I'm told it will also take two weeks to post. In the meantime, a great rate I negotiated with another lender almost 3 months ago has slipped away.

I can't tell if they are evil or just really tragically incompetent (or both). I've got much better things to do than hassle with mortgage companies but this company leaves no other choice.

I worked in customer service at Aurora. I did payoffs on a daily basis. If your loan is not in default and the prepayment penalty has been verified then payoffs are faxed and received by person requesting then in about 30 min.(More often than not it's more like 10-15 min) I have stayed on the line with homeowners while they waited to receive their payoff if they told me they were having problems receiving one.

If your loan is in default or the prepayment penalty has to be verified then it does takes longer (3 business days) as additional fees have to be obtained from various departments involved.

Aurora isn't able to prevent a homeowner from refinancing. A payoff is requested for a specific time-frame (no longer than 30 days from date it's requested) The payoff will show the amount due, including any late fees, NSF fees, prepayment penalty etc.

Certified funds are required and all instructions for wiring or mailing funds are clearly stated on payoff. For a payoff to take months is not correct. One would want to get any discrepencies resolved before ordering a payoff.

As for the payments...while they may not be posted the same day as received they are effective dated for the date received. I find it hard to believe someone said it would take two weeks for a payment to post.

If a payment hasn't been received and a homeowner needs to make another payment then it only makes sense they would check with their bank to see if their check has been cashed and if not to put a stop payment on the original check before issuing a second check. And if the check has been cashed how about obtaining a copy of it front and back and see when it was cashed.

If you want to dispute late fees send a note stating late fees were charged in error and suppy the copy of the check showing when it was cashed. Also there are payment histories available showing all activity on the account. Just request one. They can be faxed or mailed.
