Almost a year ago my boyfriend and I , anxious to buy a home, filled out an application with Idelwood Homes, a modular home builder in Wharton, TX. We were parenting 6 children and living with my parents when relator, David Longoria of Quest Funding, who had been hired by the builder, told us about and investment program that helped people with bad credit who could not finance through a bank purchase a home. Myself and others then met with Barry Powell for a 30 minute computer training course on how the investment program worked. Barrys program would find investors with almost perfect to perfect credit to finance the home in their own names through a bank. The house would then be placed in a trust giving the occupiers of the home (ourselves) 99% ownership of the trust and the investor 1% ownership. We would then be given 7 years to have the home refinanced into our own names and could buy that 1% of the trust from our investors for $1. We gave David Longoria $500 cash for a lawyer to draw up this trust document which we never received. We were paying $1652.52 a month for a little over 1300 sq. ft. modular home. $250 of this monthly payment went to Barry Powell, a few hundred went to the investor and the remainder of it went to the actual mortgage payment. We signed paperwork for Barrys program before moving into the home but never received copies of the paperwork. Our investors claim that they had not yet received any copies for the first three months of us living in the home. We begin to compare notes with our investors only to find out that they had been told that we put a down payment of $12,000 prior to moving in. This is not true. We have contacted Barry as well as our investors for copies of the paperwork over the past few weeks (Easter Weekend to be exact) and still have not received anything. Barry asked that we call back the following Monday. We did. No answer. We went to the county clerks office only to find that the trust does not exist. We had been told that the house sold for over $140,000. The county clerk upon hearing our story pulled the file for the property only to discover that the house was only $113,000. I admit that we were late with our payments but we were never 30 days late. Our investors begin to feel sympathetic and contacted Barry and asked him to forgive his $250 share of our monthly payment for 6 months to help us out which he agreed to do. We were still paying over $1400 a month for the home up unti we decided to move out 2 weeks ago. There is so much more detail to this story that is yet to be stated. I am not bitter about losing the home. It was a mutual decision between us and our investor. I feel that we have been scammed.

    I very vaguely remember selling the condos to Kent in 1998 or 1999.  The fact is that all real estate investments have a risk, and no one can guarantee an outcome.  Real estate prices have fallen across the board in recent years.  Additionally there is very little similarity between an investor buying condos for investment and an owner occupant buying a brand new home.  The tenant buyer defaulted from day #1. I did not default with Kent.  He got exactly what he bargined for.  The tenant buyers also got everything they bargained for plus much much more.

I feel the need to collaborate the above two stories. I am also a victim of  Barry "the Weasel". I purchased 2 condominium properties in 2 years. I have to give it to the man. he is a "PROFESSIONAL CON". An expert at manipulating and separating people from thier money. On the surface, it was a great investment. However, he had family and part of his "crew" managing the complex and pocketing most of the funds.Conditions got so bad after 2 years, that the city of Houston considered condemning the complex due to the crime , drug trade going on in the complex.Drug murders, vandalism etc. In all fairness, this is none of Barry's fault. he is a real estate professional (JUST AS ADVERTISED). but nevertheless a CON. I rented both properties for 2 years. After those two years, conditions got so bad, that SECTION 8 refused to allow any of their people to live there. AGAIN THIS IS NOT BARRY'S FAULT. However, the man knows how to play on people's emotions, and I have the feeling that he knew prior to selling those units that there were problems. That is why he was so MOTIVATED TO RENTIVATE AND SELL. Buy low (2,500-5GS), put in washer/dryer, fridge, dishwasher into the units, clean the carpets, (5-8 bills at most), then sell for  30/40GS.Have his crew manage the place and bleed the maintenance fees etc. THE MAN IS BRILLIENT, A MASTERMIND...BUT nevertheless a "CON". His seminars etc, puts him in the same class as TOM VU, DAVE DEL DOTTO ETC. Hat's off to you Barry, you are "THE KING OF REAL ESTATE HUSTLERS". But you will never get another penny of my hard earned "SNAPS"!!!!

No Scam, Just Buyers defaulting

The buyer complaining never from day one paid their obligations. They simply could not afford the payment. The only one who did any scamming was the buyer by misrepresenting what thy could afford and not paying the down payment in full as agreed. They were provided with a brand new home and talked us into an early move in with a promise to pay later.
Moral of the story, If you don't pay you can't stay. Had they paid as agreed, they would have goten exactly what they bargained for.
