DON'T BE FOOLED BY ALL THE DEALS THEY OFFER: They will ask for monies after you have already moved in and tell you that "YOU OWE IT"!!!! or else MOVE!
This is a NIGHTMARE! Andrew & Brittany will bend over backwards to get your business but after you have moved into your apartment you can forget any further requests or services. I have approached ANDREW SEVERAL times about problems since my move in date early this year and he is so lazy playing video games and shopping on the Internet that he sends you to BRITTANY. She is the most stupid and unknowledgeable girl that I have ever met and she will argue with you over anything just so she sounds right. [continued below]....
..... She wears these high heels and clicks clicks clicks and talks like she is all that but if you really analyze her you will see that she was brought up without a high school education and has a TRASHY mouth when she is MAD from bad parenting. She talks about herself and how she grew up in the ghetto and says she is all that now! OMG!
Also, if you become a tenant they don't want you to bother them because they are busy RENTING additional units so they can get that monkey off their backs (their superiors - ARLINGTON PROPERTIES who want their money). They make their own hours even though they are supposed to be in that office until a certain time so forget PROFESSIONAL OFFICE SERVICE. They COVER for each other and leave. No wonder why there are so many complaints! I have never met two IGNORANT, LAZY, UNPROFESSIONAL, SELFISH, UNETHICAL and SELF-SERVING people in this Apartment complex. It's just a money maker so they can make their quota. They let just anyone in here. My wife and I are living next to neighbors who have DOGS and they BARK 24/7. When you complain to Mgmt. they PATRONIZE you! The WALLS and FLOORS are so POORLY built that you can hear a conversation above and below and in front and behind you!!!!! JUST ASK OTHER NEIGHBORS before you decide to move in. I hear washing machines all times of the night. You know which rooms your neighbors are in.
If YOUR LOOKING FOR PRIVACY - DO NOT RENT HERE! If you think you can hide a roommate, animal, child, an arrest or even what you do in your apartment FORGET IT! The maintenance guys DOUG & ZACK have told on some of our neighbor friends and GUESS WHAT? They have to pay more money out and some of them got evicted!!!! It has been known that the maintenance and the office people have entered your apartment while you are out or working. NOT GOOD!!!!!
THE DIRT just pour's through the windows and the doors because they are not sealed properly. You have to dust everyday! REALLY! The place was just slapped up by newly trained contractors to be! YOU GET NOTHING FOR YOUR MONEY! THE EXERCISE ROOM IS A JOKE! The POOL water stinks when you smell it because it is not kept up! Try the LOFT or LOST LAND for REAL PROFESSIONALS and you will get your monies worth! I'm WARNING You not to RENT HERE BECAUSE YOU WILL BE DISAPPOINTED. I have spoken to other renters who moved here this year and some are looking now and they don't care if they break their lease and or owe money. They said they would rather have PEACE OF MIND and pay for A HOME, NOT A NIGHTMARE!
OH, and if they tell you they have the BEST G.E. APPLIANCES - WRONG! They were the appliances that were supposed to go to SEARS BROKEN OUTLET. They got a DEAL on them and they are the worst black appliances that do not WORK! The REFRIGERATOR is not even a regular size so if you have children, forget about filling up the frig after grocery shopping. Speaking of, the dishwasher, it is already a piece of junk and its only a few months old... The frig HUMMMMMMMS ALL DAY LONG!  ---- VERY POOR construction, can hear far too much noise from neighbors and outside in the breezeways. Low quality carpet, it flattens right after you walk on it from after sweeping and there is no more then an eight of an inch of padding under it. REALLY BAD! Looks good when you view the apartment though lol we notice these things...nails sticking out where they shouldn't, paint drips, warped wood, etc). Probably wouldn't pick this place in 3 more years because we are sure everything will continue to fall apart even more.
DON'T CALL THE MAINTENANCE GUYS (Doug & Zack)!!! THEY WILL SNOOP INTO YOUR ROOMS & TELL ANDREW & BRITTNEY WHAT YOU HAVE. I set them up one day knowing they were coming for a broken maintenance call and low and BEHOLD ------------ MY SPY CAM CAUGHT THEM GOING THROUGH MY WIFES CLOTHING AND MY COMPUTER PAPERS ETC. So, when we leave and not fulfill the lease WE ARE SHOWING THIS TO THE MAIN OWNERS (Arlington Properties) AND GUESS WHAT? My Attorneys are already prepared with a lawsuit if they decide to threaten us with Termination of the lease FEES. (This is called INVASION OF PRIVACY) OH! Also, the 2 knuckleheads Doug and Zack KNOW NOTHING ABOUT MAINTENANCE!!!! SURPRISE RIGHT? They love riding that golf cart ALL DAY LONG! And Doug lives on the property so don't expect him to show up if you have an EMERGENCY! Our toilet overflowed and we could not turn it off so the carpeting and all our things were soaked for the longest time. He would NOT ANSWER the EMERGENCY CALL. OH, and they WANT YOU TO GET APARTMENT INSURANCE SO YOU CAN PAY FOR THEIR JUNK THAT BREAKS and CAUSES EXPENSIVE AND UNNECESSARY HEADACHES. You have to use your insurance so it takes longer! I HAVE SO MANY STORIES FROM OTHER TENANTS ABOUT ALL THE PROBLEMS AT CANOPY AT BELFORT PARKWAY!!!!!!!

Also, living on the first floor subjects you to garbage falling onto patio and by front door from upstairs neighbors. Patios on first floor are not screened in or blocked off, so constantly have dogs walking up, even though residents should have them on a leash. Extremely excited when we first moved in, but quickly found deficiencies in apartment design and the property management. IT'S A FACAD!!!!      
WHAT A CROCK OF CRAP WE CHOSE AS A PLACE THAT WE WERE MANIPULATED INTO RENTING WHEN THEY GAVE YOU ALL THESE INCENTIVES! DO NOT COME HERE! It's NOT worth it to get a 1st months and security for free knowing that you are paying for WHAT YOU GET! JUNK!!!!!! OR Always REMEMBER THAT "YOU GET WHAT YOU PAY FOR"!!!!!!!!!!! Don't even let me start about the ROACHES and ANTS!!!!!!!!!! YOU HAVE NO PRIVACY!!!! ALWAYS HAVE TO WATCH YOUR BACK!!!!! NOISEY!!!!! POORLY CONSTRUCTED APARTMENTS!!!!! JUNKY APPLIANCES!!!! AND IDIOTS WORK HERE!!!!! GO SOMEWHERE ELSE if this review means anything to you......

Thank you for taking the time to post a review. Pegasus Residential and our team at Canopy at Belfort Park appreciate the opportunity to learn about your past experience and improve our community. I understand your experience with the previous owners and onsite management staff was less than favorable.  As of April 2014 Arlington Properties sold to the exisiting owners and with the new owners came a new management and service team.  Although we cannot undo what has happened in the past, it is our desire to learn from their mistakes and improve on the community where we can.  Our reviews on other sources since the sale have been favorable and we wish to continue our success in delivering a quality customer service and an enjoyable residency experience.  If you would like to discuss further, please reach out to us at or call directly at 904-281-2180. About 4 months ago I had told BRITTNEY about the SNEAKY SNOOPING MAINTENANCE MAN DOUG and this was her response: Yes... Doug was verbally warned about going into the apartments and walking into areas that he did not belong in. He was told only to service what was on the invoice service list. He admitted that he was JUST CHECKING OUT other things JUST TO MAKE SURE NOTHING ELSE WAS BROKEN. She didn't even ask to see the video. I guess it was a flop in one of BRITTNEYS brain cells that would have triggered that request of "LET ME SEE THE VIDEO". Come on now, it is unethical and illegal to have your Employees snoop and address issues other then what is on a service report. When he admitted his fault he should have been FIRED ON THE SPOT!!!!!

So, if you want to make statements that nothing was ever complained about with illegal trespassing then you need to call a meeting with all of your Employees and explain the PRIVACY ACT. I'm an Executive in a corporate office and surely your rules and protocol do not fall under a PROFESSIONAL COMPANY that can say we promote Honesty and Integrity!!!!!!! Canopy at Belfort Park is a JOKE!

Again, when we have the time to plan a move and are able to establish a move date we are already seeking the new apartments like the LOFT and the LOST LAND. They have guaranteed PRIVACY and a PROFESSIONAL and ETHICAL STAFF! they know all about your scamming Employees.

Know what you are talking about before you decide to REBUTE and stick up for Employees who have a SHADY BACKGROUND!


I also have about 34 TENANTS that have given me their COMPLAINTS that were already addressed to BRITTNEY who has swept them under the rug!!!!!!!!

If you want us to know what the heck you are complaining about yes, because this is what we have.

One office person plays video games

One office person likes to wear high heals

They love riding around in a Golf Cart

They actually evict people who have tried to "hide" people living in their apartment "off lease"

They actually evict people who hid a criminal record

You seem to have issues with the neighboors.


But with all of that I will say you have ONE valid complaint..IF true.  If you have proof that the maintenance person was snooping that may border on illegal.  But if you do have proof why wait until they sue you, why not be proactive and say that you are leaving because of that incident and if they attempt to sue you, you will go after them in court?

So why not post the video for all to see?
