We rented a home through Capital Property Management Boise Idaho for 2 1/2 years.We gave them a 800 security deposit and understood up front that automatically 150 of that would go to carpet cleaning at move out time.

We moved out and were not allowed to do a walk through with them " not their policy", then they returned only 156.00 of our deposit with a list of invoices

1....203.00 for lawn services

2...150.00 for carpet cleanimg

3...110.00 for changing air filter and repl dryer hose..(which was ours to start) anl\d also repaint mis matched  paint? (Where)

4... cleaning....187.00........

no details given or specifics for cleaning areas or what they cleaned.......

when contacted.. their response was "you got the detail with the statement...of who did the work and amount charged.. Problem 1 is one of the invoices is dated before we moved out. [continued below]....

problem 2 one invoice is number 1217 and another from a different company is 1218......seem like they just changed the set up in their computer before they printed them out...

Do not rent from this company.....If you do make them take out the move out inspection clause in their leaser and demand to be present when leaving ang get an estimate of security deductions before they just rip u off.

Response to Security Deposit Dispute


A Move Out Cleaning Checklist is provided upon their 30 day notice to vacate. It is very specific and states the tenants should contact us with any questions.

In this particular case, there was a general disregard for cleaning and yard care. Ninety seven photos were taken at move out which represents the condition in which they left it. A cleaner had to be hired to make it rent ready, as well as a carpet cleaner, a landscaper and repairman. Specific items that required remedy included: Dirty air filter, damaged and/or scuffed walls, stickers on kitchen cupboards & fridge, crayon on woodwork, grease/food splatters in kitchen, drawers/cupboards not wiped clean, filthy windows, dirty fixtures, damaged blinds, overgrown shrubs, weeds in flowerbeds and grass. This home was not left clean or in well repair by the vacating tenants.

Upon their dispute, they were provided with copies of invoices from each hired vendor. Any coincidence in their invoice numbers are just that. Each company is its own and the tenants were encouraged to call each company to verifiy the validity. Capital Property Management hires out all work (none is done in house), so none of the funds are kept by us - therefore, it is in no means a "rip-off". The damaged dryer hose was found to be the tenant's which they left behind and they were reimbursed the $5.

Our deposit refund checks are stamped with the verbaige, "Endorsement of this check consitutes payment in full and release of all claims", which means if they cash it, they are agreeing to deposition. If they wanted to contest, the proper step would have been to not cash the check and file a claim. I am confident based on the evidence that this would have been sided in our favor.

Lastly, we love giving back deposits! It means the tenant took good care of the home and ultimately, that is what we want. We can provide many cases in which just that has happened. Each tenant is given that opportunity.
