I hired COG Management for leasing my home and managing the property. Right off the bat, there were issues with the maintenance coordinator. The lady was a hot head. Repair estimates used to take more than a week. When I asked her for a maintenance request, she told me to go to the rental home and open the door for the repair guy. I had to tell her that they get the management fee, so they need to go and open the door! The repair estimates were more expensive than what you would find from popular outfits. When I gave her the review of the repair, she would snap at me and say that I was rude, when in fact, she was the one to be rude!

Leasing process was even worse and was a nightmare. When I managed the property on my own for 9 years, it never took me more than 2 weeks to get a good qualified tenant. This company took a month and found a certified freeloader who goes from one eviction to another eviction (Antoine/Anthony Tshiteya). The tenant they found had 9 evictions filed against him in 7 years! According to the contract I signed, I had asked for documents on eviction report and judgments. They never gave a copy of the reports. When I asked for documents and proof of income on this tenant (the guy was self employed), the owner/general manager of this company (Andy Harrison) threatened me that if I reject the tenant, I would be sued by the agent for sales commission. I was ruffled by all this. I ok'ed the tenant if they were to get more security deposit. The tenant agreed to pay more security deposit in installments (after moving in) because he had just been evicted out that day by another landlord (came to know this from court records later) and needed a home before the 7 days were up! So, the guy moved in paying partial security deposit and the first month's rent. He started defaulting on rent from the second month on! I fired the property management company and filed for an eviction on the tenant. The company took the first month's rent as sales commission and on top of it, also charged me the property management fee for the first month!

I found out from court records, that the tenant that they placed had 9 evictions in 7 years, had 2 from this year alone! He had other judgments as well. The guy had given fake landlord references and didn't even answer critical questions on the application form (questions such as "Have you ever been evicted out?"). When I asked Andy why they never insisted on the guy to fill out answers for these critical questions and why they never cross checked the evictions and landlord references, all I got was this - "the tenant is the one that wronged you, not us. Sometimes the tenant does not answer all the questions". I told Andy that they wronged me more than the tenant, since I had told them that the tenant didn't seem qualified and had also asked for public records on the tenant, which the company never shared. I also had them give in writing that if the tenant gets evicted out, they would market the property for free and would not charge a commission from their side (if there is another agent involved, it would be ok to give the other agent commission). They never honored this nor gave me the sales commission back. This company works on the business model of placing bad tenants and filing eviction every month, costing the owners a lot of money! This generates more revenue for this company than the management fee because they get money for repairing the property again and also sales commission for placing a new tenant again when a tenant gets evicted out!! The company made out with around $2000 in 2 months from me before I fired them. Shame on them for scamming property owners! I lost 3 months of rental revenue due to this scam, peace of mind, and had to put up with the threats from this company as well as the tenant who was very difficult to evict out. This tenant was much similar to the “tenant from hell” described in this article below:
