I am a disabled elderly woman and in the past 5 years I have lived here, the time on the lease has shortened yearly so it doesn't coinside with my HUD, so I can't leave or I get threatened to be taken to court and sued. (Meaning each time I am made to sign the lease it has always shortened by 2 months) And they have threatend me that if I didn't sign the leases when they said they would charge me $35 extra dollars per month until my lease was up with HUD.  I moved into the mobile home park in Feb 11, 2009 and I signed a 1 year lease but never received all copies of the lease,  and every year or less that they made me sign the lease I have never received a copy of the lease and they have refused to give me any copies of the lease  or anything else I have had to sign including pet fee papers.

Over the years they have always found some way to extort large amounts of money from me and with threats of evicting me if I don't pay it.. And over this 5 years I have put in dozens of work reports and they turned around and have put them in their computer that they were completed but they weren't never completed they never even came to the house.  Including not fixing my refrigerator so I had to go purchase my own and a year and a half of trying to get my furnace fixed that they kept claiming that there was nothing wrong with it but then the furnace caught on fire and needed to be replaced and they had to put in a new furnace but I had to purchase a new thermonstat because they refused to buy one. And they will not put in a screen door to keep the bees from coming into my home because they won't spray the trees and last year I was stung 18 times in the house nor will they have someone come into the home to spray for the Bugs (cochroaches) that are in my house. I have to tape my front door shut to keep the heat inside because they won't replace the door, the frames are falling apart from the rain since they leak and they won't replace them and cold air blows through when it is cold outside, cold air blows through all the windows in the house and I have to put tape on them as well. There have been several other problems with this place that hasn't never been fixed.

On March 31st I ingested a chicken bone from a piece of Churches Chicken from their coating and it ended up into my lung and I was in the Hospital in ICU for 5 days and 2 1/2 days in a recovery room and so naturally I couldn't get my rent money order in to the office but we have until the first until April 3rd to pay our rent and finally my brother got it in the box at 9pm on the 3rd. The next morning they contacted me at the hospital and said my rent was late that it had to be in my 6pm so they charged me $35 extra dollars late fee. And then today May 2, 2014 I paid my rent and I paid the $35 dollars extra fee and then they informed me that they wanted an extra $120 for the $35 being late at $5 a day. I don't have this kind of money for money to be constantly be extorted from.   When I do get my rent receipts they never match. When I received my rent reciept for April it stated Rent $ 195 + $65 For April and For May it stated $390 and it states that I still owe $120.00  and they say thatt they will continue charging me $5 a day until it's paid for.  My rent is only $402 but my portion is only $355.00 and HUD pays $47.00 and I pay all my utility bills myself.  I am on social security, medicaid and  HUD and when I complain to someone about all this no one does anything to help me and I don't know what to do. They have been ripping me off since I moved in here. I have all documentation, reciepts showing everything. How the reciepts don't look right due to 2 different books. I have high blood pressure, I have a strokes, maculiar degeneration in both eyes and am on a nebulizer 4 times a day due to having pnemonia in my left lung. Plus several other medical problems.  Anyone can come and look at my home if needed to show what I am saying and go through my rent reciepts and maybe help me with my leases. I would love an attorney to contact me.

I was told that we have between the 1st and the 3rd to pay our rent or we get a $35 dollar late fee, but the thing is I did get my check in on the 3rd but it was at 9pm.  My brother dropped the payment off for me in the drop box. Apparently when I went in to pay my May's rent that they informed me my April's rent was late and that the payment has to be in by 6pm on the 3rd to be considered not late.. But that doesn't make any sense then because the office closes at 6pm so why would someone have to go to the drop box and drop off the payment.. It's not like thre was a lot I could do though. I was in the ICU tied to the table with tubes in my throat and on IV's  I had almost died. But this company doesn't seem to care. And another I don't know what my lease states because they have refused to give me copies of my leases.  This state doesn't limit people from doing anything. And I have demanded work to be done in a written letter but they don't do anything they just put in the computer that things have been done.  Now I have paid the $35.00 late fee but they have added an additional $5.00 per day from when I paid it. And now they are claiming I owe $120 and I haven't paid that yet but they are adding an additional $5 per day until paid on that also.. My first original lease stated that I had a pet fee of $150 an pet and I paid that in the beginning for my 3 dogs. And then I got caught with another dog that wondered in my yard and so I fed it and they put a paper in my gate charging me $375 and it has gone up from there. I have called everywhere I Could think of to get help and they just state that there is nothing they can do. I even signed up and paid to be part of the tenant association of Texas and explained to them in detail about things and they didn't do anything about it either.. I finally received HUD and I have told them about how I am treated and they haven't helped me either. These people are very crooked they keep two sets of books and when I pay my rent my receipt doesn't state  like a normal rent receipt should state like I explained in the beginning of my file.   I just need a lawyer to get with me I guess so they can get this stuff straight. It's easier to talk to someone than it is to write or type things down so they know my meaning better.

What does your lease say in regards to late fees?  Check the lease and see what you signed and agreed to. There are laws that vary by state and county, that limit people like this from getting crazy with the late fees.  You could try finding out from the consumer protection division of your state's Attorney General's office. If you ended up in court, the judge could fine these people if he deemed them to be crooked with their fees. I worked in property management for years. Rent was always due the 1st but payable by the 5th. When I came in to work on the 6th, I would check for last minute rent submissions and I never charged a late fee, as long as it was in the box by the morning of the 6th. But then again, me and the companies I worked for were not complete a**holes. As far as the repair problems, you may need to submit a demand letter and go to court.
