 Maryke Yvonne Guild was the property manager of Spring Garden Condos in Holly Hill Florida until 2010. The board noticed monies missing in our 2009 financial reports.  We asked to see the actual checkbook for our association to see what the unaccounted 10,000 was spent on and we were told NO! 
  Little did we know at the time we had every right to see our checkbook and we should have been signing the checks going out. 
  It took us MONTHS to finally fire Ms Guild because she would not give us any of our paperwork or give our check book back to us; it was a nightmare! 
 She even had the nerve the first time we had a meeting to fire her, she told us we couldn't fire her unless one of us received a CAM license. We found out that is a lie!  
 We eventually went over her head to the bank and asked for access to our account.   We found checks written out to herself among so many other issues we wont mention because of our investigation. 
 She spent money without our approval, even gave herself a raise without our approval!! We found she was hiring unlicensed contractors to do work in the community and then paying them less than what was in our reports.   
 We are in the process of reporting all of this to the Florida Business Regulation but other communities and properties need to be careful when hiring a property manager.  We are missing so much money and our reserve account had NEVER been funded.  Maryke had us fooled, but we hope this doesn't happen to anyone else! 

UPDATE:
Maryke Y. Guild is no longer with Prudential Property Management.  After this report above was filed Maryke was terminated  from Prudential and started her own business Daytona Realty and Property Management - DRPM. 
 The community has still never received all of our financial from Mrs Guild. After a forensic audit; it was determined a very large sum of money was missing.  Also, accounts were opened in the associations name the HOA was unaware even existed. The investigation is still on going.

As an update to this report, the initial Poster has chosen to hide behind the anonymity of the Internet, knowing full well that to come forward would result in a libelous lawsuit.  No charges, suits, or complaints of any kind have been filed against DRPM in the three years since this contract was terminated.  Additionally, DRPM has not received evidence to support the afore mentioned allegations.  No factual evidence of wrongdoing has ever been presented to us.  The Audit, which was sent to us in October 2012, was found to be falsified after review by an independent CPA, and charges have been filed with the Department of Business and Professional Regulation (DBPR) against the individual who drafted it. It is disappointing to know that such fabrications can be woven under the guise of public service announcements, and that falsehoods can be spread without repercussion.  We at Daytona Realty and Property Management felt the obligation to our clients, as well as prospective clients, to set any misleading falsehoods straight.  We will continue to offer excellent, affordable, honest services to all our clients, and look forward to the opportunity to serve you with integrity and respect.  Thank you to all our owners who have supported us, and continue to offer their business, you are appreciated.

This consumer report is very concerning for us at Daytona Realty and Property Management (DRPM).  As
a company, we strive to provide superior results to our customers while containing costs.  As in any relationship, communication, honesty, and integrity are the foundations for success, and we are proud to furnish professional references from our Owners that reflect these values.  We strive in every situation to improve our level of service to our customers. 

Within the last month (first week of October 2012) we received an inquiry from Spring Garden Court as a result of a completed audit, and we are preparing an answer to their questions.  We will not speak to what may have happened with this account (as it is not public information), and can not speak to the current completeness of the Associations records (since the account was terminated over two years ago). 

What we can speak to is how we do business, and the processes we use to protect our Owners.  As this complaint is primarily regarding financial issues, those are the services we will address.  We offer full bookkeeping services on our Association accounts, including the reports that prove the books are balanced with the Associations cash position, and detailed reporting on Association expenditures.  The reports are provided as stipulated by the Management Contract, but typically no later than the 20th of the following month.  The reports provide a comprehensive picture of the financial health of your Association, and make our financial processes completely transparent.  We encourage the Board to have their financial records reviewed quarterly by a CPA, and we fully support that review in any way we can.  We receive Vendor invoices and cut checks to pay those bills, but we do not sign the checks.  We will not sign the checks even if we are asked to do so by the Board.  We deliver the checks to the Board so the Board can sign the checks, and then we send the payments to your Vendors.  We receive payments made to the Association, and deposit those funds in the Associations account(s) within 36 hours.  All of these pieces together ensure that there are no surprises for any of us.
