This is simply not a legitimate business and was a huge pain to deal with for over 10 months. Douglas Heise will live in your home after signing a lease with his 20-something year old son, smoke in your home, and not pay you rent. It took 10 months to sell our home and we lost 2 buyers due to the smoke smell/full ashtrays in the home, not to mention Doug's unemployed son sleeping in one of the bedrooms during 10:30AM showings. Realtors and neighbors confirmed.  Additionally, I had multiple HOA complaints and fines while Doug lived in the house  due to overgrown lawn, bushes, trees, etc.

After asking Doug to move out of the home, he refused to and later told me and my realtor that he was broke with no where to go. Then, once the house finally sold and Doug made $30k, he refused to pay the $6k in back rent owed.  At one point Doug tried to hold my rent ransom for a positive video review for him (he would only pay rent owed if I sent him a positive video review). I hope this review prevents the wasted time, cost and frustration happening elsewhere. Hopefully those of you who are smart enough can clearly see that the individual here (who refused to disclose his own name) is attempting to use this website as a last ditch effort to extort money from someone who spent well over 10k dollars of his own money to help him.

This individual came to us after spending over two years trying to avoid foreclosure and thousands of dollars on a lawyer. Only to end up with a summary judgment of foreclosure for well over 200k. A judgment that would ultimately wreck his credit for the next 20 years. Even his listing agent was ready to throw in the towel after countless showings and several failed attempts at doing a short sale. The property was in complete disrepair and was scheduled for auction at the court house before our involvement.

The agent came to us because of our proven reputation for helping other agents in his brokerage complete a number of the same type of transactions that nobody else could get done.

We have been in the business of helping people avoid foreclosure for over 10 years. We have never charged a dime for our services or asked anything in return for helping people get their lives back on track financially. We have helped those who deserved it, get on with their lives free of the financial burden they are suffering due to mortgages that they can no longer afford.

We have countless testimonials from others whom we have helped avoid a summary judgment and even worse, a potential deficiency judgment.

These people were never charged a dime for our services and were never paid anything for their testimonials. They provided the video and written testimonials of their own free will because they truly realized the value of the services we provided and appreciated that we went the extra mile to help them get on with their lives.

In regards to this individual;

To make matters worse, all of the appliances were missing and the property was left in complete disrepair as visible in the "Before Photos" available on our website at daytonaforeclosurepro.com .

We spent well over $10,000.00 hauling over four truckloads of debris out of the property, replacing appliances, repairing walls, removing mold and painting the entire interior. 

This individual was denied relocation money from his lender because he had already moved to Hawaii. Even though he may have been able to do so, he simply refused to honor his obligation to make his mortgage payments. 

Property values and other neighbors in the area were suffering because he refused to pay his HOA dues forcing the burden to others who still called this neighborhood home. Failing to keep the property in decent condition was causing their property values to plummet by the month due to the plight this property was causing on the entire neighborhood.

Some people are honorable and live by a code. Unfortunately, this person clearly doesn't. After paying thousands of dollars to a lawyer who couldn't help and two years listing with his agent who was ready to walk away. We stepped in and did whatever it took despite this indiviuals many attempts to sabotage the entire transaction we still got it done. We still see this as a victory and a win-win for everybody involved.

We have a signed and notarized "Affidavit of Understanding" to prove that we never agreed to pay this person any money, make his mortgage payments or pay any of his HOA dues.

Knowing that we spent well over 10k dollars in repairs to help this person as evident in the "After Photos" available at wdaytonaforeclosurepro.com . This person figured he could just blackmail us for money by refusing to close the transaction until we gave into his extortion demands. To make matters even worse, he even enlisted the listing agent who turns out was the sellers personal friend to play along.

We were approached by the listing agent who practically begged us to pay him the 3k in relocation money that his lender denied. Claiming that the seller was broke and desperate for money. 

Against our better judgment and knowing that this would only be the beginning we agreed to help. We instructed the agent to write it up as a onetime rental payment of 3k due upon closing.

Unfortunately, that wasn't enough. As the agent claimed that he didn't think he would get paid. The agent asked for a postdated check and promised that he would hold on to the check until the transaction closed at which time he would forward the check to the seller.

Once again, against our better judgment we agreed and just as expected demands for money never ended. They continued all the way up to the day of closing along with numerous threats.

Unfortunately, on the day of closing the agent claimed he lost the check that we had entrusted to him. He was now demanding a cashier’s check for his friend to replace the so called lost check. Meanwhile...Simultaneously in Sevierville TN the seller was in a bank cashing the very check that the agent swore he lost. You know, the one he said he would never forward to the seller until after we closed the transaction.

Apparently the agent couldn't be trusted either and betrayed his fiduciary duty as a licensed professional. The cancelled check showed up Monday and we have a copy.

When all else failed he turned to this website in a desperate attempt to attack our good name and reputation. This is clearly a poor extortion attempt to get something for nothing after all other attempts have failed. Whether it was greed, desperation or lack of appreciation for our services we'll never know.

Unlike this indiviual we live and operate by a code and will allow this person to remain anonymous which lends to his lack of credibility. His neighbors know who he is and have expressed their appreciation for the valuable service we have provided to their community.

Not all of the homeowners whom we agree to help, lack respect for the valuable service we provide.

Most homeowners we work with actually deserve our assistance and appreciate what we do for them. Many are educated and realize that protecting their credit from financial ruin for the next twenty years is priceless.

Hopefully you are one of those smart people who can see through this post for what it really is. Just another poor attempt at blackmail and extortion. A last ditch effort from a very desperate person who loves being a miserable deadbeat and won't be happy unless he can help spread hs negativity and make others just the same.
