If you going to do business with Equity First Realty; buyer, rentor, investor, or any other business relationship.  Please be advised the following.

1. If there lips are moving they are always speaking anything but the truth.
2. Get any thing they say in writing via certified mail.
3. Please do not think what you see is what you get.
4. (here are some examples)

• Dear Tenent, we never received you're payment so we are requiring $555.66 payment or you are evicted.
• You prove payment via e-mail and they state they can't read it, (a copy of the same email was sent to both banks involved and both banks had no trouble reading the e mail.
• You report a problem i.e. my dishwasher or refrigerator is not working; it takes weeks to get a reply.
• Equity First Realty stories change depending on whom you speak.
• They want to photograph the interior of your home.  In Florida current statutes prohibit the use of photography by either rentor or owner are present.  Fact: It is illegal.
• They even lie to banks, this happened as recently as March 7, 2014.  I have them recorded as to when the first person I spoke to said they received payment yet they tell the bank it was late in order to accrue late fees.
• Two years running they have plastered eviction notices and found out it was thier error.  Equity First Realty does not know the words I am sorry.
• Equity First Realty enters into agreement with Housing Urban Development which for those reading is a federal US Government program and they even lie to them.
• They use words like this is a circus dealing with you, you are not speaking the truth. ect. ect.
• Believe me when as I write this it takes a great deal of intimidation to push to this level, they have done a great deal.
