I am a Realtor that often sells foreclosed properties for various banks and lending institutions. A few months ago Fairbanks Capital Corporation called me up and asked me if I could list a couple of their homes for sale, and so I agreed to take them.

With all these foreclosed homes, the Realtor has to have the house re-keyed and cleaned out. Long story short, I sent a locksmith out who changed the locks for $75 and another contractor was awarded the contract to clean out the home for $1,285. Keep in mind that Fairbanks (Select Portfolio Servicing) holds title to this home and actually awarded the bid to this particular contractor.

Getting paid by this company is like building an atomic bomb or something.... they have a ton of instructions about how to submit invoices and what's to be included....

On August 25, 2004, I sent them, through certified mail, original contractor invoices, before and after photos, copies of the checks used to pay the contractors, a W-9 and their "reimbursement request form".

On August 30th, Wendy Daniels @ Fairbanks signs for the letter.

On September 1st, I receive the signed receipt.

On September 6th, we start calling Fairbanks/SPS. Calling DAILY and getting the same "We don't have the package" "It may still be in the mail room" yada yada.

On Septemeber 20th, we're told by Carla Westbroek of Select Servicing that they still don't have the package that they signed for on the 30th or August. We send her a copy of the certified receipt and suddenly it's found. And they're suppose to "expidite the payment"

On September 27th, they can't find the W-9 and cant pay with out it... they don't bother to notify me though, and I don't find out until I call them on the 29th. THE CHECK SHOULD HAVE BEEN OUT LAST WEEK! Isn't that what Expidite means????

REALTORS: NEVER EVER EVER accept a listing from this company. You will never be paid.
