This should serve as a complete description of the horrible events that I have encountered since becoming a resident in the Gables Town Place Residential community located in Boca Raton Florida. This is a copy of my 60 day Notice to Vacate based on the reasons stressed and are also the reasons I do not feel safe based on the continuous violations & fraudualant behavior displayed by the management team at Gables Town Place Residence.

Beware to anyone who decides to become a tenant in any of the Gables Residences. They currently have class actions law suits against them for dishonestly gouging tenants and please note the other numerous situations where they have broken the law.

60 Day Notice to Vacate on or before February 24, 2006 _________________________________________________________

The reasons I am moving are:

Gables has several class action law suits filed on behalf of tenants who have been mistreated. Gables does not handle matters of business ethically but makes demands that their tenants follow everything by rules which only apply to meet the convenience of Gables Residential. A good tenant such as me cannot in good conscious live in such a mismanaged residence.

Gables Town Place attempted to accuse me of not having my rent check in the drop box by December 3, 2005 at 6:00pm. I have always been prompt when making my rent payments to Gables Town Place Residential.

In a letter dated December 5, 2005 which was jammed in the doorway of my apartment, Sarah King informed me that she voided the check I wrote to pay the rent. What Sarah King neglected to do was return my check which she stated she voided. When I did not receive the check by December 10, 2005 I notified my bank in person.

On December 10, 2005 I was directed by my banking representative and the fraud customer care service to go to the leasing office to get my check. When I arrived at the leasing office I was told by a Ms. Fernandez that my check was not available and that it was in the mail. As of today, I have not received my check # 107 back.

On December 12, 2005 a report was filed with the Boca Raton Police Dept regarding this matter and the behavior of Sarah King (Asst Manager) at Gables Town Place. The case # has been filed with the fraud investigation department of my bank and will be investigated further.
The State Attorney General's Office has also been notified in writing regarding this matter.

Below I have listed a plethora of other events which have taken place in the five months I have been living here which should be considered the additional reasons for me moving:

Gables does not return calls when tenants call and leave messages regarding matters of serious concern. specifically asking to speak with a manager the messages taken by the answering service of LessTel communications, a subsidiary of Wachovia Bank are than never returned.

Gables does not inform their tenants when they are going to change pricing for the laundry instead their tenant's time and energy is inconvenienced by having to figure it out by themselves.

Gables does not send out notices informing me with proper notice of the dates and times that maintenance is scheduled rather I am made aware only after being startled because two men are peering through my bedroom window while claiming they are conducting maintenance on my terrace,

Gables permitted after being notified by me in person of the incident mentioned above another work man to power wash my windows without proper notice including dates times or allowing me ample time to secure my windows so that my property contents would not be destroyed,

On December 14, 2005 while on the phone with a representative from the State Attorney Generals Office, a man attempted to enter the front door of my home. The Boca Raton Police Dept was called to my apartment and a report was filed.

Gables was notified in the month of Oct/Nov that a man came to my door at 7:30pm one evening misrepresenting himself as a SunSentinel employee. I refused to answer my door. I found out the next day that another tenant was actually approached by the same man who asked him for $200 towards a newspaper subscription. I not only notified SunSentinel but I also notified the leasing office in person asking that a letter be sent out as a proactive means to protect others living in Gables Town Place. My concerns were ignored and nothing was done.

Gables recently shoved a notice in the door ways of each tenant stating that Gables would be changing the way they would be receiving rent payments. They stated in the letter they were changing to electronic transfer. What Gables neglected to do as it is required by banking standards, is include in addition the forms allowing the tenants to sign and agree to such a change or the option to opt out.

Gables on many occasions has been the site for the police needing to respond to complaints due to flagrant individuals who disrupt and disrespect the lives of other quiet respectful tenants.

I understand that my deposit will be refunded as agreed, less the decorator fee. I did not own a pet or am I responsible to pay a pet fee. After I have moved out completely and returned possession of the premises to the management, as long as I leave the residence in clean and undamaged condition my deposit will be mailed to the address shown below. In the letter you left in my doorway dated December 15, 2005 note that the letter was not sent to me by the stipulated time of at least 15 days before the 60 day notice to vacate indicating the new leasing options required to send all tenants. It was sent instead only 9 days prior to the 60 day end of my lease. I understand that my Lease/Rental Agreement states that I have agreed to a 60 day written notice to vacate. Therefore my 60 day notice is in on time in meeting the deadline requirements set forth in the lease agreement. My lease ends 02/24/06.
