Avoid this guy!!  He ropes you in to rent your apartment and then send these crazy emails and demands on what you should do to rent the unit.  When you question him he goes nuts and his ego goes crazy.  Then he demands a break-up fee as he knows you do not want to work with him.  If you car renting or leasing out an apartment avoid this guy.  He is a scam artist or just pure crazy.  I refuse to pay him and now the threats are coming that he has $400/hour attorney that will sue me.  Hence I put a lack of performance in the contract which don't owe him any money but his break up fee is $400. This guy is nuts!!!  Save yourself some time and just by pass this guy.
