I have had only two calls from Green Tree - so far. My mortgage was sold to them in Sept . from Bank Of America. We have always paid our mortgage from the 9th to the 14th per month due to when my husband gets his paycheck. We never had any problem with B of A with this. There is a 16 day grace period on paying mortgages and we have always paid within that period. We have being paying a mortgage since 1989.

I am reporting them because I have read much about this company and none off it is good , and I am finding that out to be true. For all the years we've paid mortgage payments, we have never had any one call us demanding the mortgage.
The first call was last month, a message and I called back, only to get a  message they were closed. The time stated on their statement was Central Standard Time and I had called one hour before closing time.

This was on a Sat. I send all payments via post office certified mail with a receipt and one can track their mail online and I saw that our payment had arrived, but the postal carrier had to make three attempts to deliver it as no one was there to sign for it. The check was in their office on Friday and they were calling on Sat wanting to know where the payment was.

I called on Monday to tell them the payment was there and that i had documented it with certified mail. The guy got real nice all of a sudden and assured me we were within the 16 day grace period and nothing to worry about, we were't late etc.

I got called again today wanting to know where the payment was and I told them you already have it. I had sent the payment certified, return receipt , express mail. He wanted to know why we were sending the checks out the way we did and I said you get the payment when my husband gets paid and we were well within 16 days . He said he wanted the check number and I gave it to him. 

I wanted his name, he wouldn't give his last name, but would give an employee number. I asked for the supervisor name and he gave the full name. By now he was getting irritated. Said that the call was only for asking where the payment was and was trying to hang up and I said, not so fast. I asked where was this office located and he said AZ.

So I said, this is a collection call, isn't it? And he said no ( he was getting really mad now)  and I said we have 16 days and why were they calling if we have already established a record of payments? I said you call up demanding all this information and I have a right to demand information from you. He said there was nothing more to say and I asked, "this is a collection call isn' it? Why else are you calling?" He hung up on me.

My advice to anyone with Green Tree is document in detail everything. I keep a detailed log of all phone calls , times, names, etc, and all mail receipts and post office receipts and you can track your mail online and I print these out.From other consumer sites I have read many reports of GReen Tree emptying out bank accounts for more than the due amount, plus they charge a lot for an online account. Which is why we refuse to do online payment with these people.  As you can see from my experience , they are inept at best, but i suspect strongly they are setting up mortgage holders to be late and to foreclose on them because this is extremely lucrative.

There is something on our mortgage statement called "Corporate Advance Balance" I do not know what this means, as I just discovered it. I have a bad feeling it is a way they are stealing from the principal and therefore not legal.   will be investigating this, and I urge all others to do likewise.

Green Tree "Corporate Advance"

Hello,

I read your reply to my 1/2012 post with great interest re: "Corporate Advance" . I recently made an inquiry to GT via phone what that was and was told it was the fee they paid to Bank Of America when purchasing our mortgage. That fee has gone down to 26 cents per month; it was 25.00 a month. I research GT often and read many many complaints about this company and "corporate advance" has come up in the complaints. I remember reading that one person was told it was to cover the monthly landscaping fee. Huh?? There does not seem to be one hard and fast explanation as to what a "corporate advance" is.  I do believe that GT just pulls any explanation out of a hat. 

I suspect your research has probably nailed the true nature of "corporate advance", which is a fancy way of saying "rip-off". 

I do not trust GT, or any bank or servicer. I know someone who made 10 months of ( on time) mortgage payments to Bank of America and then found themselves being foreclosed on. I keep reading the GT is a subsidiary of Bank Of America, but can't verify that. 

Our principal has been going down; it is detailed on our statements,  and there are no late fees on our monthly statements; at least none that are highlighted as such. Also, we got a refund on our escrow account. Our property taxes are down due to bad housing values and we pay them via impound account.

We also got a detailed break down of our account - it all looked on the up and up - but - I don't trust them. 

We are underwater and I desperately want to get rid of GT.  I don't know how this can be done. I have read so many horror stories about them from people trying to do refi's, sell, etc and GT thwarts everything ; either thru incompetence or manipulation. I personally am going with manipulation.  I absolutely do not want to do business with these goons at all. We did not choose to do business with them and I think selling mortgages or servicing rights to mortgages should be outlawed.

Since I made it plain I was documenting every thing GT "representatives" said to me and questioned everything they said, like I said earlier, the calls stopped. I did send a complaint to the new consumer complaint bureau about GT ( sorry, don't recall name or link)  Never , ever  in my life have we ever skipped a payment or been in arrears on anything and GT treated us like dead beats. I have never, ever experienced such a horrible company as GT. Since I made the complaint to the consumer bureau, GT has been a lot nicer and more professional. I strongly suspect they look for people to bully and set up for foreclosure and if one shows they are on to their tactics, GT will back off. However, I do not believe for a minute that they won't try some other angle. 

I profoundly distrust and dislike this company and really want to dump them. 

To all Ripoff Report Readers who have Green Tree - document , document everything - and question everything. These so-called "servicers" make their money on your failure and if you aren't failing in your payments, then they set you up to fail. If you can - get rid of GT asap.

The Corporate Advance means they have applied your monthly payments to an incorrect account. They have marked your payments as late several months and have charged you a Late Fee each time.

With every mortgage payment you make, you will now always be "late". Green Tree will begin posting late fees to your account every month and will apply your monthly payment to their bogus fees first. This will make your "pricipal, interest, and escrow payment short every month following. 

Then, when your escrow is short because they used your monthly payment for bogus fees. 

Then BINGO, they force you into default, want all of the money due or nothing, get paid insurance for the default, put your property into foreclosure, you bail it out with your hard saved retirement (if you are one of the lucky ones), you get forced into a predatory lending loan modification since it is the "only way to stop the foreclosure (while your head is still spinning trying to figure out what the hell just happend), then you lose your home to foreclosure. You also need to make sure they did not force place insurance for about $5,000 (instead of renewing your current insurance.

You need to send a "Qualified Written Request" to the RESPA address provided immediately. Request all accounting line postings for your account since Loan Origination (not since they took over). Green Tree is responsible for all of it although they will absolutely tell you otherwise (another lie).
 
This is the start of Big Trouble! 

They will tell you anything on the phone. I have never heard so many lies, ever. I am a CPA and a Certified Financial Manager. Trust this: As a CPA with a BS in Accounting (3.68 GPA) an MS in Management Information Systems (3.6 GPA), even I could not follow their nonsense accounting and track the lies. I still can not figure out my account with so many undisclosed and unexplained fees (Corporate Advance???, what the hell is that?) I had those also. It could also be a Buyer's Purchase Option (BPO) also known as a drive-by appraisal.

Manage everything via writing --- Make sure you send everything to the "RESPA Address." Phone calls do not work and only serve to feed Green Tree's game plan to drive you emotionally nuts so you can no longer think clearly.

Green Tree is nothing more then scum of the earth debt collectors who broke into mortgage debt collecting with no plan, no systems, no skill sets, no honor, and certainly no ethics.
 
Do not trust them, their documents, what they claim to be the law, nothing. My law suit is cooking right now.
