 Home inspections by Guardian Home Inspections & Repairs, Inc., are elevated or geared to show non issues that could potentially be repairs for them to do. Not necessarily a problem but an added scare tactic to get you to hire them to fix,beautify,or merely do as they see fit to make money of whom hires them. It is a huge conflict of interest for an inspector to point at non mechanically,non problem items. Example the pavers are uneven by a quarter of an inch,the 1/2 inch scrape of wood on tread needs to be removed to a fully unscathed thread.The items done by the city code enforcement and were permitted and are done not to my liking, therefore you must do it to my liking (scaring you to have "them" do not needed repairs) because it has passed city codes with permits.It is a switch and bait. They find minor flaws everywhere that "Need" to be repaired "By Them".By them installing fear for their client it insures more money to go to them so they can "fix" the job. Even after it was done by code/by a professional in that field (example HVAC company.) If they didn"t repair it than they have huge issue's with on re inspection time.A home inspector cannot be biased (as they claim), if they are in a conflict of interest. It is of interest to them that see as many non issue flaws as possible ,so they can "fix it". This company is misleading to both a buyer and a seller. They need to point out only "real issues" . Rather every square inch of your home that they want to be paid to fix.It is wrong for them to not accept items of no fault,done with permits,passed by city code, that they don't like and they demand it be fixed(by them of coarse)For more money. Oh no the code enforcement ppl are all wrong. Right ? WRONG ! This company needs to stop this unethical behavior.

I am thankful for the opportunity to respond to this negative review. Reading it over, many of the details included were quite a surprise to me, because they are not what I have documented or recall in our dealings. In fact, in re-reading the case file, I find this complaint to perhaps based more on a personal dislike of me.

With regards to your very first line: It is well known among my colleagues, peers and clients that I do NOTnot do work on items that I recommend be remediated. Period. I pride myself on my integrity, and it is simply your misunderstanding that leads to the accusation that I recommended anything be fixed so that I could fix it. It is simply responsible, moral and professional to share anything and everything that I see that may need attention so that the buyer doesn't encounter any rude surprises. As a matter or fact, I don't elevate reports, I am thorough in my reporting. I don't need to inflate anything, especially in light of the fact that I am NOT doing ANY of the work that I report on.

What may seem like scare tactics are only perceived by you that way - it is my duty to make the buyer aware of potential implications so that they can decide. A buyer would not be well serviced by my choosing to not mention something that may cost them money or heartache down the line. I have great respect for my clients and their ability to make sound decisions with sound information. The pavers you mentioned were, in fact, uneven in my observation. It was your choice how to respond to that information.

Sir, there is no bait and switch, this is a bit of a fear-based over-reaction at not hearing the information you hoped to. In reality, I did you a service most clients write glowing testimonials for - supplying you with the information for you to hire SOMEONE ELSE to make repairs. You are dead wrong in accusing me of doing it to get the work - you couldn't pay me enough to betray my policies, values and reputation in Tallahassee. What may be acceptable to you in terms or repairs, didn't look acceptable in my eyes. That is my professional opinion, based in extensive education and many years experience. You can always, of course, take it or leave it as with all opinions. I am anything but unethical and anyone can see a sneak peek of the positive and rewarding reviews I receive on a weekly basis on my facebook page.
