Colorado consumers beware: This company portrays itself as an honorable firm. It is not. They will hound you day and night on the phone. They will "sell" you that you have to pay for your appraisal and once you do and you provide your documents they will do everything to ensure that you close a loan with them or they will not give you your documents back, nor will they allow you to use the appraisal you paid for in order to obtain a better loan with a REAL bank. They sold me on what looked like a good loan and then at the last minute called to say that I no longer qualified for the original loan, but GREAT NEWS, we have you approved for another loan at a significantly higher rate. These guys are worse than a corner used car sales lot.

Do youself a favor, do your homework, I think that even Countrywide will give better service and provide you with a better loan.

Appraisal

Jeff, I am a licensed loan officer here in California and just wanted to clarify some things regarding your appraisal. The reason you cannot use the appraisal for any other transactions is very simple.... it is against the law! True you did pay for the appraisal and it doesn't seem right that you cannot use it at another bank, but once an appraisal is done in a banks name it can only be used with that bank. Now I am aware that many tmes appraisers will change the name of the lender on an appraisal but by law that is illegal. With the crack down on fraud these days most appraisers that I use WILL NOT change the name because it puts their license on the line.

In terms of any other documents, that is between you and your bank but I thought I would give you the reason the appraisal can't be used. You are entitled to a copy and I suggest you request one immediately so you have a record of the value!
