homeq service inc claimed i was behind two mortgage payments and threatend to forclose if i didn't pay 3,000 dollars up front. my mortgage amound was 1,200.00 so i was puzzled why they were asking for three thousand. they claim that they had included the first payment for a penalty of 7,000 dollars for an insurance lapse of 2 months. so my mortgage went from 1,200.00 to 1,900.00 for twelve months!

One thing that every mortage company or servicing company does is, pay your homeowners insurance if there is a lapse. Whatever you do, do not let it lapse for even 1 day. The insurance that was added is not from Homeq. They have to obtain insurance from ZC Sterling Company, so Homeq does not set the price of the new insurance. Have you faxed in your decleration page of your insurance policy to them? Once they start paying your insurance they will continue to even if you get a new policy because they are not aware that the home is insuranced and by law they have to keep the home insured at all times.Try to get a breakdown of the dates the insurance lapsed and then make them explain every penny on the insurance. When Homeq gets that insurance they buy a whole year, not just the 2 months you let it lapse. If you fax in that information they should not keep covering your property. As far as what you can do about the policy they had already put on there for 1 year, I'm pretty sure you will have to pay that policy in full. It depends on how long the insurance has been on there.

I know that you probably do not want to answer the phone when Homeq calls but, every agent gets an icon on the screen when a loan is getting ready to have "LPI" (lender placed insurance) added to the account. The agent should and will tell you. They also send a letter before the add it. They don't always call just because you are late. Due to the collection laws, when they call and get your voice mail they can say anything more than their name, company and phone number. It is important to stay in contact with your mortgage company. If you ever have a lapse again call immediatly and get your insurance company to work with you every way they can. ZC Sterling insurance is on average 3x higher than regular insurance. I do remeber certain times when certain people wanted LPI because the home was so old no other insurance company would cover it.

Whut? We all know you are one of the ripoff artists for HomEq. Telling more of your lies. Chances are Cardiotech1 never got the letters that you NEVER sent out. Cardiotech1 you need to send copies of your homeowners insurance certified mail. Make copies of your certified receipt and send it return receipt. This is the only way that you have any assurance of it not getting thrown out or MISPLACED by the scam artists at HomEq. The only fairly safe way to send ANYTHING, including your payment is certified. Otherwise they never seem to "receive it"????

Lapse in insurance

IF you did not have a lapse in homeowners insurance...all you need to do is submit PROOF of coverage, if you have the proof and are not submitting it you are causing the burden on yourself...so stop complaining. IF you did not have the insurance read your Deed or Mortgage you signed giving permission for your lender to pay any insurance and or taxes as needed. I am sure you received at least 2 letters requesting proof of coverage and didn't furnish it, if you changed homeowners insurance your previous carrier sent the servicer a cancellation notice and without YOUR furnishing the proof of new coverage how is anyone to know who your insurance company is?
